Mastic sealing across North Lanarkshire: what to expect
There isn’t one mastic for every joint on a building. Window perimeters and external joints often take a low-modulus neutral-cure silicone, while hybrid polymer sealants grip many materials and are often paintable, and colours are confirmed for whichever product is used. Site teams most often ask us about patchy repairs in mismatched sealant and worn sealant at communal door frames, on communal kitchens and washrooms, communal entrances and stairwells and shopfronts below residential blocks.
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact.
- We check the asbestos register for older buildings and look at the joints.
- The products and programme are set out in a fixed quote.
- We strip out the old sealant.
- The joints are prepared and resealed with the right product.
- Buildings are completed in turn.
What you’ll pay
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Mastic sealing across North Lanarkshire: the area picture
Across North Lanarkshire, from Motherwell, Cumbernauld and Coatbridge outwards, managing agents, landlords and housing associations look after blocks, mixed-use buildings and estates. Window and door perimeters and external joints on them need renewing as the mastic ages, and block-wide programmes deal with it in one go.
Across North Lanarkshire, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days.
Motherwell: Churches, halls and community buildings such as Dalziel High Parish Church are looked after by trustees and committees like any other owner, and their frames, doors and external joints need mastic renewed in time. If your remit includes a building such as Braidhurst High School, frame and door mastic can be programmed for the holidays.
Maintenance after handover
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Keep bins and bikes away from communal door frames
- Mention RAMS, insurance or CSCS requirements up front
- Encourage occupiers to report problems at frames
- Check sealant joints during planned building inspections
Add mastic joints to your cyclical inspections. Check for splits, open joints, brittle mastic and lifting edges, and note the building and elevation.
The longer failed joints are left, the more likely the substrate edges break up. Once that happens, repairs come before resealing and the job grows.
Why it fails
The edges of the material itself sometimes break away, such as crumbling render, brick arrises or frame edges. If the edges are unsound, we say so before quoting the sealing.
Look out for the following:
- Failed external movement joints
- Cracked, hardened mastic round windows on a block
- Water getting in round frames after rain
- Draughts at frames across a block
Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Masonry that has broken away beside the joint
- Leaks through the frame itself rather than the perimeter
- Water coming in from the roof or rainwater goods
Building owners, agents and FMs in North Lanarkshire
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in North Lanarkshire can sit alongside others in a wider programme.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.
What happens if it’s left?
Mixed repairs by different contractors leave a patchwork of products and colours. A block-wide reseal gives one product, one colour and one guarantee and one 12-month guarantee.
Questions to ask before you book
- What site paperwork they can supply
- Whether old or failed sealant will be cut out, not overlaid
- How they’ll work around occupants
- Who will actually carry out the work
Questions we are asked in North Lanarkshire
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Do you supply RAMS and insurance details?
Our credentials include CHAS, Constructionline and public liability insurance. For specific documents, tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.
Can you quote from photos?
Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What guarantee do you give on resealing?
There is a 12-month guarantee on our workmanship and we hold public liability insurance.
When is resealing likely to be due?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
