How expansion joint sealing works in Perth and Kinross
We’ve been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. Our applicators are CSCS-carded, we’re CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. We work on podiums and floor movement joints, precast concrete panel joints and blockwork control joints, and what we’re called in for most is hardened, cracked sealant on exposed facades and previous reseals laid over old sealant.
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases.
- First the joints are inspected, widths measured and the type of failure noted.
- A fixed quote names the sealant we propose and its movement class.
- Where areas have to stay open, we agree a phased sequence before starting.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
- We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.
What you will pay
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.

Around Perth
Locally, jobs take us to sites close to Public House, St John's Academy and Perth High School. For rail, the closest station is Perth station, roughly 0.7 miles south-east. Well-known places in the area include Murray Royal Hospital (1.2 miles east) and Balhousie Castle (0.6 miles north-east). Open spaces near Perth include St Magdalene's Hill.
Floors, slabs and movement joints across Perth and Kinross
Most floor and movement joint work across Perth and Kinross has to happen while sites keep operating, so we work in phases and hand areas back as they cure.
Across Perth and Kinross, outside sealant work is planned around the weather, so we keep some flexibility in the dates. Perth and Kinross includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Perth: For an estate such as Perth Royal Infirmary, less than half a mile to the south-west of Perth, the joints in ramps, decks and long building elevations all need attention over time. Places like St Catherine's Retail Park, under half a mile east of Perth, put trolleys over floor joints inside and cars over slab joints outside.
After the work
For the best life from the joints:
- Inspect exposed joints once the cold weather has passed
- Treat a small split as a warning, not a cosmetic issue
- Leave barriers in place until fresh joint sealant has cured
- Keep stones and debris out of open joint lines
Movement joints belong on the planned maintenance inspection list. A periodic look picks up tears and lifting before water gets in and long before edges start to break. Should you spot a problem, you can ring 01277 525 020 or email a schedule or drawings and send a picture.
Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. Keeping the seal sound avoids all of that.
When to bring in a specialist
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

How the job changes by surface
Internal floor movement joints
Wheeled traffic chips floor joint edges that aren’t supported. We match the product to the traffic and the movement flagging broken arrises before sealing.
Podium joints
Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal.
When it isn’t the sealant
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
- Cracking or settlement that calls for an engineer’s assessment
- Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
FAQs: Perth and Kinross
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Is it fine to apply new sealant on top of old?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
When can you be on site?
Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.
Can staff carry on working while you are here?
In the majority of cases, yes. We phase the work so most of the building stays in use.
Are expansion joints and movement joints the same thing?
They’re closely related. Both let materials grow and shrink with temperature, moisture and load while the sealant stops grit and water getting in.
Are you CHAS accredited?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Do you cover Perth and Kinross?
Yes. We take on work across Perth and Kinross, and the same phone number covers every area.
