Commercial sealant contractors across PH9: what to expect
Most of the buildings we seal stay open while we are there. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. Site teams most often ask us about weathered facade sealant that no longer flexes and damp patches where an external joint has failed, on kitchen worktops and splashbacks, washrooms and tea points and window and door perimeters.
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations.
- Next comes a diagnosis and a fixed quote.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
What you’ll pay
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
What you get with us
- Fully insured
- Coloured sealants to suit the setting, where available
- Specification-led, product-correct work

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.
What’s near Ballinluig
Around Ballinluig, our work takes us to commercial buildings near Logierait Parish Church and the streets around them. For rail, the closest station is Pitlochry station, about 4 miles north-west. A little further out are Pitlochry Community Hospital (4 miles north-west) and Atholl Palace Museum (3.6 miles north-west). Not far away are Lochan Oisinneach Mòr.
Commercial sealant contractors across PH9: the area picture
From Ballinluig, Logierait and Grandtully outwards, PH9 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts.
Ballinluig: Offices and shops close to stations such as Pitlochry station, 4 miles to the north-west of Ballinluig, tend to be busy all day, so sealant work is planned around opening hours. A hotel such as Ballinluig Hotel (under half a mile south of Ballinluig) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Why act early?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement, and we’ll say so if the frame or fitting is life-expired.
Comparing quotes
- How they handle RAMS and site documents
- Whether old or failed sealant will be cut out, not overlaid
- Is the sealant right for the movement and the substrate?
- Their plan for phasing and protecting the area
When something else is needed
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Faulty windows rather than failed perimeter sealant
- Walls or slabs moving more than any sealant can take
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
Aftercare for building managers
For the best life from the joints:
- Respect the cure time before reopening an area
- Note dates and locations of sealant work for future planning
- Have extract fans checked so wet areas dry out
- On pre-2000 buildings, share the asbestos information before work starts
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life.
Occupiers often notice failing sealant before the facilities team does. Replacing it on a planned cycle keeps complaints down.
Work for main contractors and building owners
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
Building owners and managing agents use us on sealant work across single buildings or whole portfolios around PH9. Several sites can go on one quote, which keeps the paperwork simple.
Common problems we fix in PH9
Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade all let go sooner than they should. BS 6213 gives guidance on choosing construction sealants.
Site and facilities staff are often the first to spot these:
- Black mould through washroom sealant that won’t clean off
- Frame mastic that has hardened and come away from the wall
- Layers of sealant, all of them failing
- Expansion joints with the sealant torn out
Common questions from PH9 clients
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.
Who decides which product is used?
The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Can areas stay open during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Is your work guaranteed?
Each job sits under our 12-month guarantee from handover. Keeping joints clean and inspected helps them last well beyond that.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
Is the old sealant taken out first?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves.
