About commercial sealant contractors in PH14

We have applied sealant on commercial sites for over 20 years, and the paperwork side is in order: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. Most enquiries involve smeared sealant across finishes from a rushed job and damp patches where an external joint has failed, across external facade joints, floor and threshold joints and movement joints in walls and floors.

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks, and our waste is bagged and taken away as we go.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. Completed areas are signed off with you under our 12-month guarantee.

Around Inchture

We work on buildings around Inchture Church. The closest station to Inchture is Invergowrie station, roughly 4.2 miles east of the centre. A little further out are Moncur Castle (0.6 miles north) and Royal Dundee Liff Hospital (4.5 miles north-east). For a walk, there’s Rossie Lake and Gask Hill.

Commercial sealant contractors across PH14: the area picture

The commercial stock in PH14 mixes older town-centre buildings with newer offices and units, in places such as Inchture and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Across PH14, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

Inchture: Premises within reach of Invergowrie station (4.2 miles east of Inchture) often have busy frontages where joints are seen by everyone passing. In hotels such as Inchture Hotel (less than half a mile west of Inchture), refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

How the quote is worked out

These are the things that shape the price:

  • Any access equipment needed
  • Travel to remote or island sites
  • Site requirements such as inductions and permits
  • Removal of failed or old sealant

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

We can often quote from photographs and a few details. It helps to include:

  • Whether an asbestos survey exists
  • Specification clauses that apply
  • Drawings or a marked-up plan, if available
  • Any dates the work must fit around

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to give us a call on 01277 525 020 or email the details over with what you know.

How the job changes by surface

Shop fronts and retail fit-outs

In retail, sealant is on show. Joints around counters, displays and shopfront frames have to look tidy as well as seal. Colour options are confirmed with the quote.

Movement joints in walls and floors

A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it; if the arrises are broken, we’ll say so before sealing.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Leave it or put it right?

Putting off a reseal typically moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, which brings decorators and flooring contractors into the repair. Resealing while only the sealant has failed keeps the job small.

Comparing quotes

  • Will failed sealant be removed rather than covered?
  • Their public liability cover
  • Are they CHAS accredited or on Constructionline?
  • The terms of the workmanship guarantee

Aftercare for building managers

A few simple habits keep the new joints working:

  • Keep abrasive pads and scrapers off resealed joints
  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Make sure ventilation in wet areas is switched on and working
  • Look at the sealant around anything that has been moved or replaced

Let your cleaning contractor know what’s new. Scourers, blades and harsh products shorten a bead’s life, while a neutral cleaner and a soft cloth do no harm.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to.

Common questions from PH14 clients

Will your applicators have CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Do you work for facilities managers and managing agents?

Yes. Use our quote form to send the site details, or phone or email us.

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
