About commercial sealant contractors in PH1

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. Anything suspect is left alone until it has been tested, and we don’t remove asbestos-containing materials ourselves. Site teams most often ask us about frame mastic that has hardened and come away from the wall and sanitary sealant that has gone black and patchy, across movement joints in walls and floors, external facade joints and washrooms and tea points.

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off.

  1. You send photos, drawings or a list of the joints and areas involved.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. The failed bead is removed and the joint faces cleaned until they’re sound and dry.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

What you will pay

The price depends on how many linear metres there are, what has to come out first and the access. Call for a quote once you have the details.

Local landmarks in Perth

In Perth, that means premises near Public House, St John's Academy and Perth High School. The nearest railway station is Perth station, about 0.7 miles south-east of the centre. Well-known places in the area include Murray Royal Hospital (1.2 miles east) and Balhousie Castle (0.6 miles north-east). The countryside around Perth includes St Magdalene's Hill.

Commercial sealant contractors across PH1: the area picture

The commercial stock in PH1 mixes older town-centre buildings with newer offices and units, in places such as Perth, Letham and Tulloch and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, so we keep some flexibility in the dates.

Perth: Sites a few miles apart, such as St Catherine's Retail Park and Inveralmond Business Centre, can share one programme and one point of contact. If you look after units at a retail site such as St Catherine's Retail Park, less than half a mile east of Perth, shopfront perimeters and shop-fit joints are where a matched colour shows.

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

For managing agents and facilities managers

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

What affects the price in PH1

There’s no standard rate for sealant work, because every site is different. What we look at:

  • The size and state of each joint
  • The total length or number of joints
  • Whether old sealant has to be cut out first
  • Specialist products, such as fire-rated or hygienic sealants

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Before you send an enquiry

The more we know, the firmer the quote. When you get in touch, include:

  • A wide shot and a close-up of the area
  • How the joints are reached, and at what height
  • When you need the work done
  • The product your specification calls for

Send us photos, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Different surfaces, different methods

Fire-rated seals where specified

Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services, and we’ll tell you if the detail calls for something else.

Washrooms and toilets

Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in.

Why deal with it now?

Putting off a reseal typically moves the cost rather than avoiding it. Once water gets behind the seal, finishes and ceilings underneath are next, which brings decorators and flooring contractors into the repair. Dealing with it while the damage stops at the bead is the cheaper route.

Comparing quotes

  • Which product they’ll use, and why it suits the joint
  • What level of public liability insurance do they hold?
  • How the existing material will be dealt with
  • Their approach to joint depth and backing

FAQs: PH1

Is PH1 in your area?

Yes. Sites across PH1 are covered, with one number for every area we cover.

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.

How do you keep disruption to occupiers down?

Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Is your work guaranteed?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.

How long does a job like this take?

That varies with the scale of the job, but the work normally takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. For bigger or phased jobs, we’ll set out a timescale with the quote.

How do you choose the sealant?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
