Expansion joint sealing for commercial buildings in Balado

We have been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on brickwork movement joints, podiums and floor movement joints and precast concrete panel joints, and the usual reasons a site gets in touch are sealant pulling off the joint face and joints packed with grit and debris. A single leaking joint is often how a building in Balado first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Weather windows decide external joint work around a place like Balado: dry faces and the right temperature are essential. Internal floors can be done whenever suits the site.

A 12-month guarantee applies to all our work. If an installation problem shows up, ring 01277 525 020 or send photos by email and we’ll arrange a return visit.

Looking after the joints

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Inspect exposed joints once the cold weather has passed
  • Inspect movement joints alongside other routine building checks
  • Clear dirt from joint lines during routine cleaning
  • Keep racking legs and heavy point loads off floor joints

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.

When one joint fails, others of the same age are rarely far behind. It pays to check every joint, not just the obvious one. We can suggest an order, worst joints first.

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

How a job runs

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Travel to smaller Scottish places like Balado is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Signs you need expansion joint sealing in Balado

Weathering wears down sealant on exposed elevations and decks. In time the bead chalks, stiffens and cracks.

It’s worth sending us details if you spot any of the following:

  • Car park joints leaking onto vehicles below
  • Expansion joints filled with dirt and stones
  • Movement joints with split or torn sealant
  • Water getting into the wall through a failed joint

Schools such as Kinross High School have movement joints in their walls and floors that are easy to overlook.

Before you book anyone

  • How they handle RAMS and site documents
  • How they’ll work around occupants
  • What level of public liability insurance do they hold?
  • The named product and why it was chosen

Choosing a commercial sealant contractor

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Waterproofing layers buried beneath the sealant
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

If in doubt, give us a call on 01277 525 020 or use the quote form and we’ll say what we think.

Surfaces we seal

  • Brickwork movement joints
  • Cladding panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Podiums and floor movement joints
  • Precast concrete panel joints

Surface by surface

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. We use a sealant made for wheel loads and the expected movement.

Podium joints

Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.

Traffic, movement and joints around Balado

Being in the east of Scotland, Balado gets less rain than the west coast. Frost and winter road salt still work into open joints in car parks and yards. Resealing before the cold months helps protect the edges.

Around Balado, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Questions we are asked in Balado

What documents will you need to give us for a job in Balado?

RAMS, insurance certificate, CSCS details: list what the site needs and we’ll confirm it with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.

Must our site in Balado stop work while the joints are done?

Normally not: we work in sections and hand each one back once it has cured. The phasing plan comes with the quote.

How much does the work cost?

Every job gets its own fixed quote. To get one, give us a call on 01277 525 020 or send photos by email.

What if the joint edges are damaged?

Sealant needs sound faces to bond to, so broken or crumbling edges have to be repaired first. We flag it at the quote stage where we can see it.

Are you insured?

Yes. We’re fully insured, including public liability cover.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
