About commercial sealant contractors in DD2

Pricing a commercial reseal is a short process. Send photographs, drawings or a schedule of the joints through our quote form. If the joints need seeing in person, a site visit comes first. Most enquiries involve damp patches where an external joint has failed and sanitary sealant that has gone black and patchy, across window and door perimeters, movement joints in walls and floors and external facade joints.

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself usually taking anything from part of a day on a short run of joints to several weeks on a large phased package.

  1. First, details come to us: photos, drawings or a schedule of the areas.
  2. Next comes a diagnosis and a fixed quote.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

What affects the price in DD2

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Shops, offices and hotels in DD2

In DD2, much commercial sealant work follows refits in shops, offices and hotels in places such as Blackness, Logie and St Marys. Where the joint is on show, a colour that suits the finish is part of the job.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. In the parts of DD2 near the sea, the elevations facing the weather are where sealant gives up first.

Logie: Shopping centres and retail parks such as Overgate Centre, 1.1 miles east of Logie, see a steady turnover of shop fits, each leaving joints where colour and finish matter. For premises near Dundee station (1.3 miles east of Logie), footfall is part of the plan: work is phased so shops and offices keep trading.

Leave it or put it right?

Putting off a reseal usually moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.

Surface by surface

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Shop fronts and retail fit-outs

In retail, sealant is on show. Counters, display units, shopfront frames and floor trims all need a neat line, frequently colour-matched to the fit-out. Colour options are confirmed with the quote.

Signs you need commercial sealant contractors

Resealing over the top is a false economy we come across often. Fresh sealant won’t stick to the old bead underneath, so the top layer lifts, holds water and hides what’s going on. By the time it shows, there can be two or three layers to cut out.

It’s worth sending us details if you spot any of the following:

  • Frame mastic that has hardened and come away from the wall
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Damp patches where an external joint has failed
  • Mouldy silicone around WCs, urinals and vanity tops

How the quote is worked out

The price varies from site to site. Expect it to depend on:

  • Joint width, depth and condition
  • Whether the work must be split into stages
  • The total length or number of joints
  • Whether old sealant has to be cut out first

What a job costs comes down to how many linear metres there are, how much old material needs removing and the access. Call for a quote when you’re ready.

Details that help us quote

The more we know, the firmer the quote. Helpful details to send:

  • Any dates the work must fit around
  • A wide shot and a close-up of the area
  • The asbestos register, for older buildings
  • How the joints are reached, and at what height

Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings you can plan around. If you have questions first, phone 01277 525 020 or email a schedule or drawings.

Should maintenance staff do it?

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Common questions from DD2 clients

What guarantee do you give on resealing?

The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Do you check for asbestos before removing sealant?

It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

Is failed sealant stripped out, or sealed over?

Full removal is part of every quote. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.

How do you choose the sealant?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can you supply RAMS and insurance details?

We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
