About commercial sealant contractors in FK15
Mastic Doctor has been sealing joints for businesses and contractors since 2005: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve earlier reseals applied straight onto the failed bead and water staining near frames, panels or ceilings, across external facade joints, movement joints in walls and floors and washrooms and tea points.
Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Site hours, access windows and the order of areas are agreed before we start.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What you will pay
We don’t publish prices, since every building and every scope is different. Call for a quote.

Landmarks near Dunblane
Recent enquiries here include premises near Leighton Library. Dunblane has its own railway station: Dunblane station. Well-known places in the area include Stirling Health and Care Centre (5.8 miles south) and Arnhall Castle (2 miles south-west). For a walk, there’s Hill of Row and Airthrey Loch.
Commercial premises across FK15
From Dunblane, Braco and Greenloaning outwards, FK15 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts.
Dunblane: In hotels such as Stirling Arms Hotel, under half a mile south of Dunblane, refurbishments typically mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Premises within reach of Dunblane station, less than half a mile to the south of Dunblane, often have busy frontages where joints are seen by everyone passing.
Common problems we fix in FK15
Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.
Common reasons buildings call us in:
- Wall and floor joints that have lost their seal
- Black mould through washroom sealant that won’t clean off
- External beads that have gone brittle and cracked
- Frame mastic that has hardened and come away from the wall
How the job changes by surface
Shop fronts and retail fit-outs
In retail, sealant is on show. Counters, display units, shopfront frames and floor trims all need a neat line, often in a colour to suit the brand finish. Colour options are confirmed with the quote.
Commercial kitchens and tea points
A smooth, continuous joint is easier to keep clean. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.
Site staff or a sealant specialist?
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Keeping the joints sound
Once the work is signed off, a little attention goes a long way:
- On pre-2000 buildings, share the asbestos information before work starts
- Check sealant as part of routine building inspections
- Keep barriers up until the new sealant has cured
- Check joints after other trades have worked nearby
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth, and we confirm it when each area is handed back. Keeping signs or barriers up until then protects the finish.
Sealant rarely fails all at once across a building. A few splits this year usually mean more next year, so it makes sense to look at the wider elevation or block. We will tell you which sealant joints need doing first and which can wait.
What affects the price in FK15
We price every job individually. The main factors are:
- Backing rod, priming and other preparation
- Location, for remote and island sites
- The total length or number of joints
- Phasing around occupants
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
Details that help us quote
A good diagnosis starts with the right details. Tell us:
- Anything awkward about access or site hours
- Specification clauses that apply
- Clear photographs of the problem areas
- Rough lengths or quantities, or drawings if you have them
Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or email a schedule or drawings.
Common questions from FK15 clients
When is resealing likely to be due?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Does weather matter for sealant work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
How do you keep disruption to occupiers down?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing.
Is the old sealant taken out first?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.
