Our commercial sealant contractors service in PH18

We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. We work on floor and threshold joints, kitchen worktops and splashbacks and external facade joints, and the usual reasons a site gets in touch are window and door perimeter joints that have cracked open and untidy joints in a reception, shop floor or lobby.

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

How we quote

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Commercial sealant contractors across PH18: the area picture

From Blair Atholl, Bridge of Tilt and Old Struan outwards, PH18 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

Across PH18, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

Blair Atholl: For a hotel such as Bridge of Tilt Hotel, less than half a mile north of Blair Atholl, the colour of a joint at the bar or the bath matters to the look of the room. Shops and cafés around stations like Blair Atholl station, under half a mile to the west of Blair Atholl, trade from early, so work is timed around them.

Different surfaces, different methods

Movement joints in walls and floors

A trafficked floor joint needs a different product from a wall joint. We will recommend the right filler or sealant for the traffic and movement, and tell you if the edges need repairing first.

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Aftercare for building managers

Regular inspection catches problems early. In particular:

  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Keep a record of which joints were resealed and when
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Brief cleaning contractors to avoid scourers and blades on sealant

Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet, which is how mould gets back in. It’s worth having fans checked while the sealant is fresh.

Sealant installed at the same time typically fails in sequence. The first failures are often a warning about the rest. We’ll tell you which sealant joints need doing first and which can wait.

Quoting for work in PH18

Quotes vary with the job. Expect it to depend on:

  • The product specified
  • Any access equipment needed
  • The site’s rules and procedures
  • Travel to remote or island sites

We don’t publish prices, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.

What we need to price the job

Good information means a firmer quote. When you get in touch, include:

  • Asbestos survey details if the building is older
  • A wide shot and a close-up of the area
  • What the building is and how it’s used
  • Your programme or deadline

To get a fixed quote, call the office on 01277 525 020 or email us, telling us the site location and the nature of the job. Our quote form is another easy route.

Signs you need commercial sealant contractors

In wet areas the enemy is normally mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.

What tends to prompt an enquiry:

  • Mouldy silicone around WCs, urinals and vanity tops
  • Frame sealant that has cracked, shrunk or pulled away
  • Layers of sealant, all of them failing
  • Hardened, chalky sealant on south-facing or exposed elevations

When to bring in a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common questions from PH18 clients

Do you check for asbestos before removing sealant?

On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Which sealant will you use?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Can one contractor look after sealant on all our buildings?

Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.

Can you supply RAMS and insurance details?

Send your site requirements with the enquiry, and we’ll confirm the RAMS, insurance and CSCS details with the quote. For older buildings we will ask for the asbestos register, plus your site induction rules.

How do you keep disruption to occupiers down?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing, until its cure time has passed.
