How commercial sealant contractors works in PH2
Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind while a movement joint that keeps tearing may simply be too narrow for the job. We look before we quote and tell you plainly if sealant won’t solve it, so nobody pays for a reseal that can’t hold. We work on movement joints in walls and floors, washrooms and tea points and external facade joints, and the failures we’re asked to look at most are shrunken sealant along kitchen worktops and splashbacks and black mould through washroom sealant that won’t clean off.
Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations.
- Next comes a diagnosis and a fixed quote.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Finished joints are checked with you and handed over with our 12-month guarantee.

Around Scone
Around Scone, our work takes us to commercial buildings near North Inch. The closest station to Scone is Perth station, roughly 2.4 miles south-west of the centre. Other landmarks nearby include Scone Palace (1.4 miles west) and Perth Royal Infirmary (1.4 miles south). For a walk, there’s Kinnoull Hill.
Commercial premises across PH2
Commercial buildings across PH2 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. Parts of PH2 lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Scone: Sites a few miles apart, such as St Catherine's Retail Park and North Muirton Industrial Estate, can share one programme and one point of contact. Retail sites such as St Catherine's Retail Park (to the south-west of Scone) are typical of where shop-fit joints, frontages and staff areas need neat, colour-matched sealant.
How the quote is worked out
Quotes vary with the job. Expect it to depend on:
- Whether the work must be split into stages
- The product specified
- Access and working height
- The total length or number of joints
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
What to include in your enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Photos of the joints, close up and from further back
- Any dates the work must fit around
- The site address and postcode
- The product your specification calls for
To get a fixed quote, call the office on 01277 525 020 or send photos by email. You can also send details through our quote form.
How the job changes by surface
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Shop fronts and retail fit-outs
In retail, sealant is on show. Joints around counters, displays and shopfront frames have to look tidy as well as seal, often in a colour to suit the brand finish. Colour options are confirmed with the quote.
Looking after the joints
To get the most from the new sealant:
- Deal with small splits before they become leaks
- Make sure ventilation in wet areas is switched on and working
- Log reseals in the O&M or maintenance records
- Ask cleaners to use a soft cloth and mild cleaner on sealant
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Leaving the area closed until then keeps the bead neat.
Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.
What happens if it’s left?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. In many cases the element is fine and only the seal around it has given up. A careful reseal is a far smaller undertaking than replacement.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Questions about PH2
Will you just go over the old sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Will the building have to shut during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.
How long before the joints can be used?
Curing time varies by product, and we confirm it on the day.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Which site documents can you send us?
Let us know your requirements when you ask for a price, and the paperwork is confirmed with the quote. For older buildings we will ask for the asbestos register, plus your site induction rules.
