Our washroom sealing service in East Sussex

From one staff toilet in East Sussex to washrooms across a whole estate, the route is the same: send details, get a fixed quote, we seal, guaranteed. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote and a site visit is an option. We work on IPS panels and cubicles, kitchens and tea points and vanity units and basins, and the failures we are asked to look at most are shower tray joints that have opened up and failed joints along IPS and cubicle panels.

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. We clean and dry every surface so the new sealant can grip.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. You get a reopening time for every room, with signage left up until then.

Washrooms and wet areas in East Sussex

Restaurants, cafés and commercial kitchens in places such as Eastbourne, Hastings and Bexhill-on-Sea need smooth, cleanable joints at worktops, sinks and wall cladding. Sanitary and hygienic sealants go in, food-safe where food could come into contact with it.

London and the South East are among the drier parts of the UK, but external sealing in East Sussex still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. In the parts of East Sussex near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.

Eastbourne: For a campus such as University of Brighton Eastbourne Campus, which lies south-west of Eastbourne, showers in residences and washrooms in teaching blocks can be programmed around term dates. At a college such as East Sussex College Eastbourne, 0.8 miles to the west of Eastbourne, washroom and kitchen sealant is best renewed in the holidays or in phases during term.

When to bring in a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Commercial clients in East Sussex

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Looking after the joints

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Don’t leave trays and floors sitting wet
  • Tell us about infection-control or permit rules before we quote
  • Report faulty extraction promptly
  • Report split joints at trays and basins early

We hand each area back once the silicone has had the cure time the product needs. You will be told when showers and basins can be used again, and it helps if signs stay up until then.

A few failed joints can be resealed with hardly any disruption. Left, it tends to become a building-wide job with more phasing to plan.

Different surfaces, different methods

Wet-room floors and floor-to-wall joints

Sealant at a wet-room floor edge is not a substitute for the waterproofing underneath and point it out if water appears to rise from below.

Healthcare and care settings

Assisted bathrooms and accessible toilets get heavy use, so their joints often need renewing sooner.

Leave it or put it right?

Washrooms shape how visitors judge a building. Visitors notice black sealant before they notice much else. Resealing is a modest task with a very visible payoff.

Questions to ask before you book

  • Are they CHAS accredited or on Constructionline?
  • How they handle RAMS and site documents
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Do they follow the manufacturer’s priming guidance?

Your questions answered

Is old silicone taken out first?

We strip every bit of the failed bead and wipe away the residue first. It’s the difference between a joint that lasts and one that peels.

Do you use special sealant for toilets and showers?

An anti-mould sanitary silicone for most washroom joints. We use neutral-cure versions on stone, some metals and near mirrors.

Will all the toilets be closed at once?

Just the room being resealed is out of use. Rooms go back into use once the sealant has cured and we start the next.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Does weather matter for sealant work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.
