Commercial sealant contractors across BN2: what to expect

Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building, picking the product for each location rather than one tube for everything. We work on external facade joints, washrooms and tea points and movement joints in walls and floors, and the usual reasons a site gets in touch are black mould through washroom sealant that won’t clean off and a top-up bead over failed sealant, now lifting.

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work typically takes a few hours for one area, or a planned series of visits across a bigger building.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

What you will pay

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Commercial premises across BN2

From Brighton, Carlton Hill and Telscombe outwards, BN2 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and BN2 is part of the area we cover. On the coastal side of BN2, sea-facing elevations normally show failed joints first, so they’re worth inspecting more often.

Carlton Hill: Units at places like Churchill Square (to the west of Carlton Hill) are refitted as brands change, and the joints have to suit each new scheme. Sites a few miles apart, such as Freshfield Industrial Estate and Centenary Industrial Estate, can share one programme and one point of contact.

What affects the price in BN2

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • The size and state of each joint
  • The site’s rules and procedures
  • Travel to remote or island sites
  • Removal of failed or old sealant

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site requirements come into it too.

Before you send an enquiry

However big the job, the same details help:

  • Rough lengths or quantities, or drawings if you have them
  • The asbestos register, for older buildings
  • Access details, including height
  • What the building is and how it’s used

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photos and a few notes.

Common problems we fix in BN2

When a bead peels cleanly off one face, it has failed in adhesion. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.

Typical triggers for a call:

  • Smeared sealant across finishes from a rushed job
  • External beads that have gone brittle and cracked
  • Expansion joints with the sealant torn out
  • Frame mastic that has hardened and come away from the wall

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Make sure ventilation in wet areas is switched on and working
  • Add sealant to the planned maintenance inspection list
  • Act on the first lifting edges rather than waiting
  • Ask fit-out and M&E contractors to report any sealant they disturb

Let your cleaning contractor know what’s new. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces.

Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.

Owners, agents and contractors

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Your questions answered

How long before the joints can be used?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.

Is it OK to apply fresh sealant over existing beads?

Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.

Do you check for asbestos before removing sealant?

It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Which site documents can you send us?

Send your site requirements with the enquiry. For older buildings we will ask for the asbestos register, plus your site induction rules.

Do you take on multi-site sealant work?

Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.

Is your work guaranteed?

Each job sits under our 12-month guarantee. Looking after the joints as we advise helps them last.
