About our washroom sealing in Broadland Row
You can’t shut every toilet in an office, school or hotel at once. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we will plan around them. If you are dealing with stained sealant around pans and urinals and sealant stained black around basins and showers, we can put it right, whatever the surface. Most enquiries from Broadland Row start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.
Community buildings around smaller places like Broadland Row have kitchens and toilets used by many people. Resealing sinks, worktops and WCs with anti-mould silicone keeps them clean and watertight.
We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Looking after the joints
After handover, a little attention goes a long way:
- Share your site rules when you send details
- Squeegee showers and trays after busy periods
- Don’t leave an open joint at a basin or tray
- Leave signs up until the cure time is over
Any failure in our workmanship within the 12-month guarantee is ours to put right. Beyond that, regular checks keep small problems small.
A few failed joints can be resealed with hardly any disruption. Left, it tends to become a building-wide job and more closures to manage.
Broadland Row: questions and answers
Is Broadland Row off your patch?
Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.
Will all the washrooms in our Broadland Row building be closed at once?
Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.
Will all the toilets be closed at once?
Just the room being resealed is out of use. Each room reopens after the sealant’s cure time, then we move on.
Can you send site paperwork?
Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Do you need to remove the old sealant?
The failed bead is always removed. Fresh silicone can’t key to an old bead so a bead over the top fails quickly.
What happens if it’s left?
A tired washroom says a lot about how a building is run. Visitors notice black sealant even when the room is otherwise spotless. Resealing is a modest task with a very visible payoff. Older rural buildings around Broadland Row move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

How a job runs
Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Rural sites near Broadland Row may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.
- We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
- We agree which rooms close and when, so users always have somewhere to go.
- We strip out the old bead and clean off the residue left behind.
- We clean and dry every surface so the new sealant can grip.
- We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
- You get a reopening time for every room, with signage left up until then.
Before we start on site
- Have the specification and drawings to hand
- Let building users know which areas are affected
- For older buildings, check the asbestos register before work

What affects the price in Broadland Row
The price varies from site to site. It mainly depends on:
- Phasing around occupants
- Induction, permit and paperwork requirements
- Joint width, depth and condition
- Access and working height
The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.
Details that help us quote
The more we know, the firmer the quote. When you get in touch, include:
- Asbestos survey details if the building is older
- A wide shot and a close-up of the area
- The postcode of the building
- Your programme or deadline
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to speak to us on 01277 525 020 or email a schedule or drawings.
Honest limits
Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:
- Loose panels, vanity units or tiles, which need fixing first
- Panel boards already damaged by water
- Leaks through tanking or membranes below the finishes
If you’re not sure, just give us a call on 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.
