Washroom sealing for commercial buildings in Telscombe

In a busy washroom, the sealant normally gives up long before the tiles or fittings. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day and mould that roots into it can’t be cleaned away. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. We work on showers, trays and wet room floors, kitchens and tea points and IPS panels and cubicles, and what we are called in for most is urinal joints that look unhygienic and kitchen worktop joints that can’t be kept clean. A specialist sealant contractor works differently from a general builder: on jobs in Telscombe, preparation and product choice get the time they need.

Jobs in a smaller place such as Telscombe are often one building: a school’s toilets, a café kitchen, a surgery’s washrooms. A list and photos let us quote and plan so it’s done in one visit where possible.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

When something else is needed

Being straight saves everyone time. Fresh joints won’t solve:

  • Water escaping beneath the floor rather than through a joint
  • A room that stays damp because ventilation isn’t working
  • A dripping waste or valve behind a panel

If in doubt, speak to us on 01277 525 020 or email us and we will say what we think.

Where we work in Telscombe

  • Vanity units and basins
  • Kitchens and tea points
  • Showers, trays and wet room floors
  • Urinals and WCs
  • IPS panels and cubicles
  • Accessible toilets and changing rooms

What happens if it’s left?

Cleaning mouldy sealant only masks it, but the mould is rooted in the silicone and comes back. A full reseal deals with it and cleaners stop fighting a losing battle. A failed joint lets water into a building whatever its size. Early resealing avoids the damage that follows a leak.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Why appoint us

  • Work to your specification and the manufacturer’s guidance
  • Matching to RAL references, product permitting
  • Sealing commercial buildings since 2005
  • A fixed quote before work starts

Take a look at how commercial sealant jobs are priced or how we’re accredited.

On site: what to expect

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Work in places the size of Telscombe is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Clear stock, furniture or equipment away from the joints
  • Let building users know which areas are affected

Ask for a quote

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

How the quote is worked out

Your fixed quote is built from the real scope. It allows for:

  • Quantities, in metres or numbers
  • Joint width, depth and condition
  • The site’s rules and procedures
  • Working within restricted access windows

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What we need to price the job

We can often quote from photos and a few details. Please tell us:

  • The asbestos register, for older buildings
  • The type of building and who uses it
  • When you need the work done
  • Drawings or a marked-up plan, if available

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Questions we’re asked in Telscombe

Can you take on a job at a hospital such as Chailey Heritage Marine Hospital?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Can work at a site such as University of Brighton fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is there a guarantee on the work?

Our workmanship has a 12-month guarantee backed by public liability insurance.

What about RAMS and site documents?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Can you clean the mould off instead of resealing?

Not for long. The mould is inside the silicone so cleaning only lightens it for a while. Replacement is the lasting fix.

Which silicone is right for commercial washrooms?

Sanitary silicone with anti-mould additives for most washroom joints. We use neutral-cure versions on stone, some metals and near mirrors.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

When to call us in Telscombe

A lot of failed washroom sealant was laid over an old bead or a dirty surface. Silicone won’t adhere to a silicone bead so it peels away quickly.

Typical triggers for a call:

  • Failed sealant behind washroom basins
  • Sealant lifting along a tray edge
  • Discoloured joints around urinals and WC pans
  • Sealant laid over old silicone and now peeling

For a store at a site such as Meridian Shopping Centre (0.7 miles south-east of Telscombe), the staff room and customer toilets can be resealed in quiet periods.

What to look for in a quote

  • How they handle RAMS and site documents
  • Their public liability cover
  • How the existing material will be dealt with
  • Who will actually carry out the work

Our contractor checklist

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Sanitary sealant for Telscombe buildings

The sea is no more than about 1 mile from Telscombe, and seaside hospitality usually has a peak season that works washrooms hard. Bathrooms turned round daily in the busy months need sound, cleanable joints, which is why off-season resealing makes sense. Telscombe lies roughly 48 miles out from central London. Office washrooms on business parks see heavy weekday use, so we work a block of facilities at a time.

Pupil toilets at schools like Telscombe Cliffs Community Primary School take heavy daily use, and the holidays give the window to reseal. Church halls and community buildings, such as those at The Parish Church of St Lawrence, have kitchens and toilets used by many groups, and their sanitary sealant works hard.
