Facade Sealing in East Sussex

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

How facade sealing works in East Sussex

Water ingress at window frames is a frequent reason facilities managers contact us. Very often the perimeter bead has cracked or lost its grip. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. Most enquiries involve discoloured or dirty facade joints and leaks at window and door perimeters, on perimeter joints where frames meet the structure, stone and brick facade joints and cladding panel joints.

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

How we quote

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

Why appoint us

  • Work to your specification and the manufacturer’s guidance
  • CHAS accredited contractor
  • Over 20 years of commercial sealing

Facade sealing across East Sussex: the area picture

Our CSCS-carded applicators work on sites across East Sussex, from Eastbourne, Hastings and Bexhill-on-Sea to smaller schemes. Send drawings, the programme and your paperwork requirements, and we’ll confirm everything with the quote.

London and the South East are among the drier parts of the UK, though outside work in East Sussex still waits for dry faces, and cold mornings bring frost and condensation on steel and glass. Along the coast in East Sussex, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Eastbourne: When a college such as East Sussex College Eastbourne, 0.8 miles west of Eastbourne, builds or refurbishes, the mastic package usually has to fit around students and staff. When units on a site such as Hammond Industrial Estate, 0.5 miles east of Eastbourne, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

When to bring in a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Honest limits

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Installing or repairing glazing systems
  • Specialist high-level access methods
  • Render or concrete edges that have broken away

Different surfaces, different methods

Perimeter joints at frames and structure

These frame-to-structure joints take a lot of movement and weather. They are cut out, cleaned, backed and resealed with a product suited to glazing perimeters.

Window and door perimeters

Frame-to-wall joints at windows and doors are the facade joints we reseal most. A low-modulus, neutral-cure product suits most frame-to-wall joints finished to throw water off the joint.

Cost factors for facade joints

Your fixed quote is built from the real scope. It takes account of:

  • Phasing around occupants
  • Which sealant the job calls for
  • Backing rod, priming and other preparation
  • The total length or number of joints

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote once you have the details.

What to include in your enquiry

A good diagnosis starts with the right details. Tell us:

  • Drawings or a marked-up plan, if available
  • Any specification or named product
  • The asbestos register, for older buildings
  • Anything awkward about access or site hours

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings that you can work with. If you have questions first, speak to us on 01277 525 020 or use the quote form.

Signs you need facade sealing

Adhesive failure, where the sealant peels away from one face, usually comes from poor preparation. Contamination, moisture or skipping the primer the maker specifies leave a weak bond, and the joint opens with the first real movement.

It’s worth sending us details if you spot any of the following:

  • Hard, chalky sealant that no longer flexes
  • Perimeter joints where frames meet the structure
  • Damp patches beside frames after rain
  • Perimeter sealant that has split or peeled away

East Sussex: questions and answers

Do you need to see the site first?

That depends on the size and complexity of the job. Simple work can often be priced from photos, and bigger or more complex jobs usually get a visit.

Who decides which product is used?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

How do we ask for a quote?

You can use the quote form on this site; alternatively, ring 01277 525 020 or email us. Photos, drawings or a joint schedule help us quote quickly.

Do you install glazing systems?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, such as perimeter joints where frames meet the structure.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Will rain stop the work?

Year-round work is possible as long as joints are dry and temperatures suit the product. Cold, damp mornings can delay a start, so we plan around the forecast.
