Washroom sealing for commercial buildings in Denton

In healthcare and care settings, sealing is part of keeping surfaces cleanable. We work to your organisation’s estates and infection-control requirements and any site permits. Any records you need are confirmed with the quote. Site teams most often ask us about urinal joints that look unhygienic and failed joints along IPS and cubicle panels, across vanity units and basins, urinals and WCs and showers, trays and wet room floors. A specialist sealant contractor works differently from a general builder: on jobs in Denton, preparation and product choice get the time they need.

In a smaller place such as Denton, commercial washrooms tend to be in schools, pubs, cafés, surgeries, care homes and sports clubs. However small, each needs the old sealant removed completely and anti-mould sanitary silicone applied to clean, dry joints.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Cost factors for washrooms and wet areas

We price every job individually. The main factors are:

  • Whether old sealant has to be cut out first
  • How much there is to seal
  • Working within restricted access windows
  • Specialist products, such as fire-rated or hygienic sealants

What a job costs comes down to the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.

What to include in your enquiry

We can often quote from photos and a few details. Please tell us:

  • Any dates the work must fit around
  • What the building is and how it’s used
  • Approximate linear metres or a joint schedule
  • The asbestos register, for older buildings

Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or email us.

What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Loose panels, vanity units or tiles, which need fixing first
  • Swollen or delaminated boards behind panels or vanity tops
  • Water from plumbing, not from a joint

If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we’ll give you a straight answer.

Questions about Denton

Will you plan work around the academic year at somewhere like University of Brighton?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Is hospital work, at somewhere like Chailey Heritage Marine Hospital, something you do?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. New anti-mould sanitary silicone is the treatment and point out if ventilation is part of the problem.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Do you cover Denton?

Yes. We cover Denton and the rest of East Sussex, within our coverage of Greater London, South East England and Scotland. To discuss a job, give us a call on 01277 525 020 or email a schedule or drawings.

Will you come and look before quoting?

It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs normally get a visit.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Why deal with it now?

Gaps and mould in joints give dirt and bacteria somewhere to sit, and in kitchens, clinics and schools that is a real concern. A smooth, sealed joint can be cleaned properly. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Why appoint us

  • Workmanship guaranteed for 12 months
  • CHAS accredited contractor
  • Over 20 years of commercial sealing

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

Site staff or a sealant specialist?

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

How a job runs

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes a morning or so for a small washroom, longer where showers and changing rooms are included, and our waste is bagged and taken away as we go. Several jobs near Denton can be grouped on one trip. Tell us your site hours and we’ll plan around them.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. We strip out the old bead and clean off the residue left behind.
  4. Joints are cleaned, degreased and dried before sealing.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Each room is handed back once the sealant has had its cure time.

Before we start on site

  • Warn occupants and staff about the work
  • Tell us your opening times and when work is allowed
  • Arrange parking or a loading space
