Washroom sealing for commercial buildings in Iden

Whether it’s a single toilet block in Iden or a programme across several buildings, the route is the same: details first, then a fixed quote, then the work, then the 12-month guarantee. A few photographs and a count of fittings are enough for a quick quote, or we can arrange a visit. If you have sealant laid over old silicone and now peeling and washrooms that look worn because of the sealant, we can put it right, on showers, trays and wet room floors, IPS panels and cubicles and vanity units and basins alike. Whoever orders the work in Iden, the brief is normally the same: a clear scope, tidy work and joints that don’t fail again.

Smaller places such as Iden still have commercial washrooms and kitchens: in halls, pubs, schools, care homes and farm-based businesses. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant.

Questions about Iden

Is Iden off your patch?

Not at all. Iden is within our area. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Must a hotel around Iden close while you work?

Almost never. The work is phased so most rooms stay available. Tell us your quiet periods and access windows and we will plan around them.

Do you guarantee washroom sealing?

Every job carries our 12-month guarantee. It applies to our workmanship, not to plumbing leaks or damp from poor ventilation.

Is old silicone taken out first?

We always remove it. Fresh silicone can’t key to an old bead, so sealing over it soon peels.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Can washrooms stay open while you work?

Only the area we are working in is closed. Each room reopens after the sealant’s cure time and we start the next.

Do you need to see the site first?

That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs typically get a visit.

Our process

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For a building around Iden, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Each room is handed back once the sealant has had its cure time.

Getting the site ready

  • Send any specification or drawings in advance
  • For older buildings, check the asbestos register before work

Advice

How the job changes by surface

Urinals and WC pans

The joint between a pan and the floor is easy to overlook. They are checked with everything else.

Wet-room floors and floor-to-wall joints

Wet-room floors and the joints where flooring turns up the wall need to stay sound. We reseal the floor-to-wall junctions and around drains where sealant is used.

What we’re called out for in Iden

Low-level joints get hit by mop buckets, cleaning trolleys and feet at skirting lines, urinal bases and around pans.

Clients usually get in touch after noticing something like this:

  • Discoloured joints around urinals and WC pans
  • Black mould inside silicone joints that cleaning can’t shift
  • A new bead over an old one coming away
  • Failed joints along IPS and cubicle panels

Church halls and community buildings, such as those at The Parish Church of All Saints, have kitchens and toilets used by many groups, and their sanitary sealant works hard.

Before you book anyone

  • Will RAMS and insurance details be available?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Which product they’ll use, and why it suits the joint
  • The terms of the workmanship guarantee

How to choose a sealant contractor

Sanitary sealant for Iden buildings

At about 51 miles from central London, Iden is within reach of the capital, within the office belt around the capital. Washrooms in commuter-belt offices take constant weekday traffic, and resealing in phases keeps facilities available. There are several hotels within about 2 miles of Iden. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. We work a handful of rooms at a time, so the hotel keeps letting the rest.

Units at estates like Jempson Trading Estate, 2.3 miles to the south of Iden, have welfare blocks whose showers and toilets see shift after shift. Schools such as St Michael's Church of England Primary School have toilets, changing rooms and kitchens that are best resealed in the holidays.

Iden is about 11 miles north-east of Hastings, in East Sussex. We cover Iden and the rest of East Sussex, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our East Sussex coverage takes in 308 places, large and small. We also cover Brighton, some 39 miles away.

We cover the TN31 postcode districts. Among the streets we cover are Parkwood, Elmsmead and Grove Lane, and sites on any of them can send details for a fixed quote. Honest limits

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Vanity carcasses that have swollen
  • Fittings that move too much to hold a bead

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

Joints and surfaces we work on

  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • Vanity units and basins
  • Urinals and WCs
  • IPS panels and cubicles

Building owners, agents and FMs in Iden

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

Cost factors for washrooms and wet areas

We price every job individually. The main factors are:

  • The site’s rules and procedures
  • The total length or number of joints
  • Specialist products, such as fire-rated or hygienic sealants
  • Joint width, depth and condition

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Before you send an enquiry

A good diagnosis starts with the right details. Let us know:

  • Your programme or deadline
  • Whether the building will be occupied during the work
  • The product your specification calls for
  • The postcode of the building

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, ring 01277 525 020 or email the details over.
