About commercial sealant contractors in TN7
Pricing a commercial reseal is a short process. Send photographs, drawings or a schedule of the joints through our quote form. If the joints need seeing in person, a site visit comes first, and a fixed quote for the agreed scope follows. We work on external facade joints, window and door perimeters and movement joints in walls and floors, and the failures we are asked to look at most are shrunken sealant along kitchen worktops and splashbacks and sanitary sealant that has gone black and patchy.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
Pricing in TN7
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Getting a fixed quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

Commercial premises across TN7
Commercial buildings across TN7 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
We work across Greater London and the South East counties, and every job in TN7 starts with access, parking and site rules.
Hartfield: For a hotel such as The Dorset Arms Hotel (1.1 miles east of Hartfield), the colour of a joint at the bar or the bath matters to the look of the room. For premises near Ashurst Kent station (2.6 miles north-east of Hartfield), footfall is part of the plan: work is phased so shops and offices keep trading.
Leave it or put it right?
Spot repairs have their place. If the rest of the bead is the same age and product, though, it’s usually close behind, so access and set-up end up being paid for twice. We can price both options so you can decide on the facts.
Comparing quotes
- Health and safety accreditation such as CHAS
- Whether old or failed sealant will be cut out, not overlaid
- Will CSCS-carded applicators be on site?
- Is the sealant right for the movement and the substrate?
Cost factors for sealant joints
Each job is priced on its own details. The things that drive the figure:
- Backing rod, priming and other preparation
- Travel to remote or island sites
- Site requirements such as inductions and permits
- Whether the work must be split into stages
What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a quote when you’re ready.
What to include in your enquiry
A good diagnosis starts with the right details. Tell us:
- Asbestos survey details if the building is older
- Anything awkward about access or site hours
- Clear photos of the problem areas
- The postcode of the building

How the job changes by surface
Facade and cladding joints
Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.
Window and door perimeters
Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t.
Why it fails
A good share of the joints we inspect were topped up instead of being renewed. New silicone has nothing to key into so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.
Look out for the following:
- Water staining near frames, panels or ceilings
- Smeared sealant across finishes from a rushed job
- Earlier reseals applied straight onto the failed bead
- Window and door perimeter joints that have cracked open
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
TN7: questions and answers
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
Do you check for asbestos before removing sealant?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
How do you choose the sealant?
A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
What do you need from us to quote?
Photos, drawings or a schedule of the joints are usually enough to start through our quote form. If a visit is needed we will book one, and a fixed quote follows.
Do your applicators hold CSCS cards?
Yes. If you need card details for site access, let us know and we will send them with the quote.
When can the area be used after sealing?
We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.
