How we handle washroom sealing in Wallcrouch
In a busy washroom, the sealant normally gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning, and once mould grows into it, it can’t be scrubbed out. We strip it out and lay new anti-mould sanitary silicone. If you’re dealing with users noticing mouldy joints and a new bead over an old one coming away, we can put it right. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Wallcrouch is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Smaller places such as Wallcrouch still have commercial washrooms and kitchens: in halls, pubs, schools, care homes and farm-based businesses. Sealant that has gone black with mould typically can’t be cleaned, so it is cut out and replaced.
We stand by our work: 12 months, guaranteed. That covers our preparation and application.

Why act early in Wallcrouch
When a washroom looks worn, a refit isn’t the only answer. Where tiles, panels and fittings are sound, new sealant may be enough to put it right while bigger works are planned. Older rural buildings around Wallcrouch move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Why us?

- Coloured sealants to suit the setting, where available
What sealant work can’t fix
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Panel boards already damaged by water
- Loose panels, vanity units or tiles, which need fixing first
- Mould caused by poor ventilation, which will return until the extract is fixed
Not sure which it is? You can phone 01277 525 020 or send photos by email and we will tell you honestly.

FAQs: Wallcrouch
Is a smaller place like Wallcrouch outside your area?
No. Places such as Wallcrouch are covered as much as the big towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
Do we have to close all our washrooms in Wallcrouch for resealing?
Not all at once. We take one block of facilities at a time. We will tell you the curing time for the product before we start.
Can you work to our specification?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
What will the job cost?
It depends on the job: quantities, access, the product and any phasing. Call for a fixed quote.
Do you have public liability insurance?
Yes. Mastic Doctor is fully insured, public liability included.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
What the job involves on each surface
Basins and vanity tops
Vanity tops and basins are splashed all day, so the wall joint and bowl surrounds tend to fail before anything else. They are resealed with anti-mould sanitary silicone.
Wet-room floors and floor-to-wall joints
Sealant at a wet-room floor edge is not a substitute for the waterproofing underneath and point it out if water appears to rise from below.
From enquiry to sign-off
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Rural sites near Wallcrouch may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.
- We inspect each washroom and record the joints to be resealed.
- The fixed quote sets out the rooms, the products and the phasing.
- Old sealant is removed completely and the faces cleaned.
- Each joint is cleaned and left dry.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Rooms reopen after the cure time.

General trades versus a specialist
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
