Floor joint sealing in East Sussex: how it works

Open joints take a beating from forklift and pallet-truck wheels. Every pass chips at the bare concrete edge, and over time a neat cut turns into a ragged channel. A properly filled joint carries the wheel over and protects both arrises, which is kinder to trucks, loads and operators. We work on joints along racking aisles, construction joints and saw-cut induced joints, and what we are called in for most is cracked and crumbling joint fill and scruffy, dirty joint lines on a shop or showroom floor.

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. The area is handed back once it has cured enough to take traffic.

What you’ll pay

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Around Eastbourne, our work takes us to commercial buildings near St Andrew, Princes Park and Stafford Junior School, among other places. You will also find The King's Arms Public House (0.9 miles south-east), WMG Academy for Young Engineers (1.5 miles south-west) and Ratton School (1.1 miles west). For rail, the closest station is Hampden Park station, about 0.7 miles north-west of the centre. Floor joint sealing across East Sussex: the area picture

Movement joints in brick, cladding panels and concrete appear on buildings all over East Sussex, from schools to offices and car parks. A failed joint lets in water and debris, and the edges spall soon after.

The South East is one of the UK’s drier regions, but external sealing in East Sussex still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. Parts of East Sussex lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.

Eastbourne: For an estate such as Eastbourne District General Hospital (0.8 miles west of Eastbourne), the joints in ramps, decks and long building elevations all need attention over time. Centres like Hampden Park Retail Park, 0.7 miles to the north of Eastbourne, have mall floors and service decks whose joints carry steady traffic.

How the quote is worked out

Your fixed quote is built from the real scope. It allows for:

  • Working within restricted access windows
  • Specialist products, such as fire-rated or hygienic sealants
  • Backing rod, priming and other preparation
  • How much there is to seal

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Details that help us quote

There’s no need for a formal survey. These details are enough to start:

  • The type of building and who uses it
  • The site address and postcode
  • Your programme or deadline
  • Asbestos survey details if the building is older

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or call 01277 525 020 or email a schedule or drawings if you’d rather talk the job through.

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first.

Signs you need floor joint sealing

Left open, joints fill with grit, wrap and wood fragments. Packed debris acts like a wedge every time a wheel crosses so the arrises break sooner.

Most enquiries start with one or more of the following:

  • Grimy joint lines spoiling a showroom floor
  • Open saw cuts full of debris
  • Old filler gone hard, cracked or loose
  • A rough ride across broken joints

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)
  • Worn screed or surface finishes
  • Structural cracking in the slab

Why act early?

Waiting for a site-wide shutdown often means the joints keep getting worse. Zone by zone, the worst aisles can be dealt with now and the remainder follows on a plan that suits you.

What your quote should include

  • Health and safety accreditation such as CHAS
  • Will RAMS and insurance details be available?
  • What the guarantee covers, and for how long
  • Whether their applicators hold CSCS cards

Questions about East Sussex

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Which sealant will you use?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.

How long does a typical visit take?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards.
