How construction mastic works in East Sussex

Most of the packages we price run well beyond frames: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. Splitting those between trades often leaves gaps in responsibility. We work on internal decorators’ caulk, cladding and panel joints and window and door perimeters, and the failures we are asked to look at most are sealant knocked or painted over by other trades and internal caulk splitting as the building dries out.

At the end of each section, the masking comes off, the area is cleaned and every joint is checked. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Plots or floors are sealed as they’re handed over.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Construction mastic across East Sussex: the area picture

Across East Sussex, refurbishment brings as many facade and perimeter joints as new build: replacement windows, recladding and fit-outs in places such as Eastbourne, Hastings and Bexhill-on-Sea. Each junction between new and existing materials needs the right sealant, primer and backing.

The South East is one of the UK’s drier regions, but external sealing in East Sussex still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. Coastal places in East Sussex often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Eastbourne: For contractors on a campus like University of Brighton Eastbourne Campus (2.3 miles south-west of Eastbourne), facade and perimeter sealing has to fit around students and term dates. Further education sites such as East Sussex College Eastbourne (to the west of Eastbourne) are extended and refurbished from time to time, with mastic often programmed into the summer break.

Why it fails

Frames installed with uneven gaps make perimeter sealing harder. Every product has limits on how wide a joint it can bridge, so gaps outside that range need sorting by the installer first. Better to raise it at the start than seal a joint that’s bound to fail.

Look out for the following:

  • Early adhesion failures on new external joints
  • A mastic package split between trades with no clear owner
  • Old sealant on a refurbishment that needs stripping before new work
  • Sanitary sealant damaged by following trades

When it isn’t the sealant

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Specifying the product where the designer hasn’t
  • Glazing units that are cracked or misted
  • Rework caused by others damaging completed areas

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Building owners and managing agents use us on everything from one building to a spread of sites around East Sussex. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What sets the cost

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • How accessible the joints are
  • Whether the work must be split into stages
  • How much existing material needs removing
  • How much there is to seal

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

What we need to price the job

We can often quote from photographs and a few details. Please tell us:

  • The postcode of the building
  • Rough lengths or quantities, or drawings if you have them
  • Anything awkward about access or site hours
  • Whether the building will be occupied during the work

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or speak to us on 01277 525 020 or email a schedule or drawings if you’d rather talk the job through.

Your questions answered

Does weather affect external mastic work?

External sealant needs a dry joint and a temperature within the product’s range. Damp, frost or condensation on frames can stop work.

Can you work plot by plot or floor by floor?

We follow the trades through the building. Each plot, floor or elevation is sealed when it’s ready.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Do you have public liability insurance?

Yes. We are fully insured, including public liability cover.

What’s the quickest route to a quote?

The quote form is the simplest route, though you can also call the office on 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

What guarantee comes with a mastic package?

It’s backed by our 12-month guarantee, covering how we sealed. Keeping other trades off finished joints prevents most problems.
