About commercial sealant contractors in TN39
Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind, and repeated splits in a movement joint can mean the joint is too narrow for the movement. Part of the job is telling you when the fix is something other than sealant, so nobody pays for a reseal that can’t hold. We work on washrooms and tea points, window and door perimeters and kitchen worktops and splashbacks, and what we are called in for most is sanitary sealant that has gone black and patchy and hardened, chalky sealant on south-facing or exposed elevations.
Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and work section by section so the rest of the building stays in use.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
What you’ll pay
The product called for affects the cost, and so does the preparation. Access, phasing and site requirements come into it too.

Shops, offices and hotels in TN39
In TN39, much commercial sealant work follows refits in shops, offices and hotels in places such as Bexhill-on-Sea, Sidley and Lunsford's Cross. Visible joints call for a matched colour and a clean tooled finish.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and TN39 is part of the area we cover. On the coastal side of TN39, sea-facing elevations typically show failed joints first, so they’re worth inspecting more often.
Bexhill-on-Sea: For premises near Bexhill station, which lies south-east of Bexhill-on-Sea, footfall is part of the plan: work is phased so shops and offices keep trading. If you run a unit on an estate such as Beeching Road Industrial Estate, which lies south of Bexhill-on-Sea, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.
Honest limits
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Broken glass or blown double-glazed units
- A failed roof covering or waterproofing membrane
- A dripping trap, valve or pipe behind a fitting
Doing it in-house
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
Commercial clients in TN39
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.
We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. TN39 can form part of a wider programme.
After the work
After handover, a little attention goes a long way:
- Note dates and locations of sealant work for future planning
- Look at the sealant around anything that has been moved or replaced
- Put external and wet-area joints on a regular inspection round
- Make sure contractors see the asbestos survey before cutting out old mastic
We stand behind the workmanship with a 12-month guarantee. File the handover note with the building records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Environmental health officers look at how cleanable surfaces are.
Common problems we fix in TN39
No sealant joint is permanent. Its life comes down to movement, UV and weather, how it’s cleaned, how much traffic passes it and what was used in the first place. On a busy commercial site several of those pile up at once.
Things that typically lead to an enquiry:
- Weathered facade sealant that no longer flexes
- Leaks that seem to come through a sealant line
- Window and door perimeter joints that have cracked open
- Movement joints packed with grit and debris
FAQs: TN39
Is your work guaranteed?
Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
How is commercial sealant work priced?
Photos, drawings or a schedule of the joints are usually enough to start. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.
Will you just go over the old sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
How long before the joints can be used?
We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.
Could the old sealant in an older building contain asbestos?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
