About commercial sealant contractors in TN3

Sealant joints are easy to overlook until one lets water in. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors looking after property in TN3. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on washrooms and tea points, window and door perimeters and kitchen worktops and splashbacks, and what we are called in for most is mouldy silicone around WCs, urinals and vanity tops and messy, uneven beads from earlier work that let the building down.

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Commercial sealant contractors across TN3: the area picture

From Rusthall, Langton Green and Lamberhurst outwards, TN3 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and TN3 is part of the area we cover.

Langton Green: Occupiers with premises at both Speldhurst Business Park and Royal Victoria Shopping Centre could have the sealant at each handled under one quote. Refits at hotels like The Spa Hotel (1.4 miles east of Langton Green) bring joints at vanity tops, bars and reception desks that guests see every day.

When to bring in a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

After the work

After handover, a little attention goes a long way:

  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Put external and wet-area joints on a regular inspection round
  • Act on the first lifting edges rather than waiting
  • Don’t let cleaning or traffic back on before the cure time is up

Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life.

An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to, which makes sound joints worth keeping on top of.

When it isn’t the sealant

We check first that sealant really is the fix. It won’t put right:

  • Broken glass or blown double-glazed units
  • Roof leaks that only look like a joint problem
  • Leaks from pipework, wastes or valves (that’s plumbing)

Signs you need commercial sealant contractors

If only one face has lost its grip, that’s an adhesion failure. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.

Look out for the following:

  • Leaks that seem to come through a sealant line
  • Shrunken sealant along kitchen worktops and splashbacks
  • External beads that have gone brittle and cracked
  • Frame sealant that has cracked, shrunk or pulled away

How the job changes by surface

Facade and cladding joints

Panel joints on cladding and rendered facades open and close with the temperature. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.

Commercial kitchens and tea points

A smooth, continuous joint is easier to keep clean, and cleanability is part of what an inspector looks at. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.

Your questions answered

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can you handle sealant work across several sites?

Yes, we can. Give us the sites and the scope at each, and fixed prices follow, with a suggested sequence.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Which sealant will you use?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Can you supply RAMS and insurance details?

The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
