About fire stopping in Dumfries and Galloway

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. Site teams most often ask us about expanding foam used as fire stopping and fire-stopping items raised at inspection or handover, on service gaps in risers, cable penetrations and linear gaps at wall heads.

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before the next one starts.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What you will pay

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What you get with us

Fire-resisting walls and floors across Dumfries and Galloway

Hospitals, schools, care homes, offices and blocks across Dumfries and Galloway all rely on fire-resisting walls and floors. We install fire-rated and intumescent sealant where it is specified, around service penetrations and linear gaps, to the tested detail.

Our area covers every Scottish council area, Dumfries and Galloway included. Travel is planned so the work is finished in as few trips as we can. Along the coast in Dumfries and Galloway, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Dumfries: For a site team at a college like Dumfries & Galloway College - Dumfries Campus (1.8 miles south-east of Dumfries), fire-rated sealing is best scheduled after the summer works. Hotels like Queensberry Hotel (to the south of Dumfries) are refurbished in phases, and each phase can open up compartment walls.

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Why deal with it now?

A seal that doesn’t match its tested detail gives false comfort. Correcting it means cutting it out and starting again with the specified product, and doing it once, properly, is cheaper.

Comparing quotes

  • Are they CHAS accredited or on Constructionline?
  • Whether primer will be used where the manufacturer specifies it

When it isn’t the sealant

Honesty saves time and money. Fresh joints won’t solve:

  • Issuing fire ratings or certificates for seals
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Deciding what a wall or floor needs, which belongs to the designer

Different surfaces, different methods

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. Pipe diameter, annular gap, sealant depth and any pipe insulation all have to match the detail, so we check each one.

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. We use the product and backing the detail names for that movement.

Keeping the joints sound

Once the work is signed off, these steps help:

  • File the specified details where the next contractor can find them
  • Agree the fire-stopping specification before services go in
  • Flag new cables with no seal around them
  • Look above ceilings when tiles are lifted for other jobs

During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged and get them dealt with.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there.

Dumfries and Galloway: questions and answers

Is your workmanship covered by a guarantee?

Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Do you hold third-party fire-stopping installer certification?

No. We don’t hold a third-party fire-stopping installer certificate. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. If your contract requires third-party installer certification, we’re not the right fit for that package.

How long before the joints can be used?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Can you fire stop behind the services contractors?

Yes, provided a specification covers them. New services after M&E works often breach existing seals and we close them with the specified product.

Is any job too small?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

How many days will you need on site?

It depends on the scope, though a typical visit normally takes anything from one day to a planned run of visits, depending on the number of seals and the access. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
