Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How expansion joint sealing works in Dumfries and Galloway

Few joints take as much punishment as those in a car park. Wheel loads, grit and de-icing salts attack the seal and the concrete either side. A sealant suited to traffic and the expected movement goes in, phasing bays so the car park can stay in use. Site teams most often ask us about layers of sealant in a movement joint and movement joints with split or torn sealant, on cladding panel joints, podiums and floor movement joints and blockwork control joints.

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Expansion joint sealing across Dumfries and Galloway: the area picture

Movement joints in brick, cladding panels and concrete appear on buildings all over Dumfries and Galloway, from schools to offices and car parks. When they fail, water and grit get in and the edges start to break.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. Coastal places in Dumfries and Galloway often have hotels, guest houses and holiday accommodation with busy seasons, which makes the quieter months a good time for sealant work.

Dumfries: Large sites such as Midpark Hospital (1.5 miles south-east of Dumfries) have car parks, service roads and long elevations with movement joints in brick and panels. University campuses such as Crichton University Campus, 1.5 miles to the south-east of Dumfries, have car parks, paved walkways and building elevations with movement joints.

How the job changes by surface

Cladding panel joints

Access to cladding joints is agreed before the price is fixed. Photos taken near the joints help us price accurately, or we visit if they don’t show enough.

Brickwork and blockwork joints

Vertical movement joints in brick and block walls let the masonry grow and shrink. They take a low-modulus sealant with a movement class to suit laid over backing rod at the correct depth.

Quoting for work in Dumfries and Galloway

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Distance, for remote addresses
  • Joint width, depth and condition
  • The total length or number of joints
  • The product specified

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Before you send an enquiry

Good information means a firmer quote. When you get in touch, include:

  • The postcode of the building
  • Your programme or deadline
  • Asbestos survey details if the building is older
  • How the joints are reached, and at what height

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Keep stones and debris out of open joint lines
  • Keep traffic off new joints until the cure time is up
  • Look over external and deck joints after a hard winter
  • Raise snow-clearing blades over deck joints where possible

Every joint we seal is backed by a 12-month guarantee on workmanship. Record which product went into which joints in the building file.

Joints sealed at the same time generally fail around the same time. It pays to check every joint, not just the obvious one so you can prioritise and budget. We can suggest an order, worst joints first.

Commercial clients in Dumfries and Galloway

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Dumfries and Galloway: questions and answers

What’s the difference between an expansion joint and a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing and both need a flexible seal.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, with one point of contact.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Can a joint be sealed if the edges are broken?

A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. Where it’s visible beforehand, we’ll say so when we quote.

Can you fit around our working hours?

We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.
