Fire stopping in Lockerbie

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What happens if it’s left?

Fire stopping is a regular point raised at inspections and handover. Late discoveries can delay handover while openings are reopened and resealed. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Lockerbie, a repair visit takes planning, so it’s better to act early.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

Why us?

  • CHAS accredited
  • Fixed quotes based on photographs, drawings or a visit
  • Specification-led, product-correct work

Fire stopping for commercial buildings in Lockerbie

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal, not a rule of thumb. If you’re dealing with open linear gaps along the top of fire-resisting walls and non-fire-rated filler around services, we can help. A single leaking joint is often how a building in Lockerbie first comes to us: we look at the rest while we’re there and tell you what we find.

For a building near Lockerbie, we plan fire-rated sealing so it’s finished in one visit where possible. Send the specification and photos of the openings, with sizes if you have them.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Work for main contractors and building owners

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Lockerbie can sit alongside others in a wider programme.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

What the job involves on each surface

Risers and ceiling voids

Voids hide a lot of unsealed openings. We follow your schedule area by area and tell you about openings outside the list.

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We confirm material and size first and tell you if sealant isn’t the right product.

How the quote is worked out

What shapes the price:

  • Whether the work must be split into stages
  • The total length or number of joints
  • The size and state of each joint
  • How accessible the joints are

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

What we need to price the job

Good information means a firmer quote. When you get in touch, include:

  • Access details, including height
  • The product your specification calls for
  • Your programme or deadline
  • What the building is and how it’s used

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Lockerbie: questions and answers

Is Lockerbie too small for you to travel to?

No. Places such as Lockerbie are covered as much as the big towns. Every Scottish council area is within our area. Good photos up front let us bring everything on the first visit.

Can you take on a job at a hospital such as Lochmaben Hospital?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Do you hold third-party fire-stopping installer certification?

No, and we’d rather be clear about that. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them, so check your contract first. If it doesn’t require one, we can install the specified fire-rated sealant to its tested detail.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

What do you charge?

That depends on the job: quantities, access, the product and any phasing. Call for a quote and we’ll price it properly.

What’s the quickest route to a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

How a job runs

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before we move to the next. For work around Lockerbie, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Share your working hours and any access restrictions
  • Share the asbestos register for older buildings
  • Agree which areas must stay open

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or phone 01277 525 020 or send photos by email to discuss it first.

Should maintenance staff do it?

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Compartment walls and floors in Lockerbie

The area within 2 miles of Lockerbie holds several hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

Older community buildings such as Holy Trinity R.C. Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification. Schools such as Lockerbie Academy often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Hospital estates such as Lochmaben Hospital, 3.9 miles to the west of Lockerbie, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.
