Fire stopping for commercial buildings in Newton Stewart
A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls. Those on your schedule are closed with the specified product. The enquiries we see most involve fire-stopping items raised at inspection or handover and openings left by services added after handover, on service gaps in risers, small duct penetrations where the tested detail allows and pipe penetrations. Most enquiries from Newton Stewart start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.
Around smaller places such as Newton Stewart, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.
The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, and the work typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Jobs near Newton Stewart are often grouped with others in the same area, to make the most of each trip. Tell us how flexible your dates are.
- First we confirm the product and tested details named in the specification.
- Openings are measured and grouped by detail.
- Improvised fillers and failed sealant are removed.
- Mineral wool or other backing is fitted where required.
- We gun the sealant in to the specified depth around each service and tool it.
- Completed areas are checked with you, with the records agreed when we quoted.
Before we start on site
- Clear stock, furniture or equipment away from the joints
- Warn occupants and staff about the work
- Send your site hours and access windows

Related advice
Looking after the joints
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Have penetrations checked while they can still be seen
- Record which product was used where
- Treat an open penetration as a priority repair
Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way.
Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job; found late, it can be one of many.
When it isn’t the sealant
Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:
- Issuing fire ratings or certificates for seals
- Plastic pipes whose detail calls for a collar or wrap
- Gaps in walls that were never built as compartment walls
If in doubt, give us a call on 01277 525 020 or email us and we will say what we think.
What we seal
- Joints between fire-resisting walls and floors
- Pipe penetrations
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Service gaps in risers
Compartments and services around Newton Stewart
A 2-mile radius around Newton Stewart takes in a number of hotels. In hotels, bedroom and corridor walls are usually fire-resisting, so services added in a refit need sealing with the specified product. Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.
Wherever services are added at a hospital such as Newton Stuart Hospital, 0.6 miles south-west of Newton Stewart, the compartment line has to be made good with the specified product. For a hotel such as Galloway Arms Hotel, which lies east of Newton Stewart, penetration seals are worth checking after any refit or services upgrade.

What we are called out for in Newton Stewart
Plenty of openings were simply never closed. Inspections, refurbishments and ceiling access typically bring them to light.
Common reasons buildings call us in:
- Unsealed joints where partitions meet the slab
- Unsealed openings around new pipes and cables
- Fire stopping installed outside its tested range
- Fire-rated sealant that has cracked or shrunk back
Schools such as Douglas Ewart High School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.
What your quote should include
- How joint depth will be controlled
- Proof of insurance
- Whether old or failed sealant will be cut out, not overlaid
- The terms of the workmanship guarantee
FAQs: Newton Stewart
Can you seal around new services in a hotel near Newton Stewart?
Yes, where fire-rated sealant is the specified product. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we’ll tell you if the detail calls for a collar, wrap or batt instead.
What do Scotland’s building standards say about service penetrations in Newton Stewart?
The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.
Do you hold CHAS accreditation?
Yes. We’re CHAS accredited and a Constructionline member.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Can the sealant be colour-matched?
That depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
What else we do in Newton Stewart
Surface by surface
Plastic pipes
In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We confirm material and size first and tell you if sealant isn’t the right product.
Drylining partitions
Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range.

- The product specified
- Working within restricted access windows

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.
