Commercial sealant contractors across DG12: what to expect
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before old sealant is disturbed. Anything suspect is left alone until it has been tested. We work on external facade joints, washrooms and tea points and movement joints in walls and floors, and what we are called in for most is smeared sealant across finishes from a rushed job and wall and floor joints that have lost their seal.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
What you will pay
A quote for sealant joints depends on quantities, condition and access, plus any specification you’re working to. Call for a quote.

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.
Near you in Annan
Around Annan, our work takes us to commercial buildings near Old Parish Church, Annan Academy and The Commercial Inn, among other places. The closest station to Annan is Annan station, roughly 0.5 miles south-west. Other landmarks nearby include Annan Hospital (under half a mile east) and Annan Castle (under half a mile west). The countryside around Annan includes Campfield Marsh RSPB reserve.
Commercial premises across DG12
From Annan, Eastriggs and Brydekirk outwards, DG12 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
Our work reaches every part of Scotland, cities and islands alike, DG12 among them. Travel is planned so the work is finished in as few trips as we can. DG12 includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Annan: For a hotel such as Corner House Hotel, under half a mile south-west of Annan, the colour of a joint at the bar or the bath matters to the look of the room. Premises within reach of Annan station (to the south-west of Annan) often have busy frontages where joints are seen by everyone passing.
Work for main contractors and building owners
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.
Maintenance after handover
Regular inspection catches problems early. In particular:
- Respect the cure time before reopening an area
- Brief cleaning contractors to avoid scourers and blades on sealant
- Keep washroom and kitchen extraction working
- Make sure contractors see the asbestos survey before cutting out old mastic
Our workmanship on each job is backed by a 12-month guarantee. File the handover note with the building records.
Sealant installed at the same time normally fails in sequence. The first failures are often a warning about the rest, so it makes sense to look at the wider elevation or block. We can assess the lot and suggest what to do now and later.
How the job changes by surface
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services and gaps.
Washrooms and toilets
Mould that has grown into washroom sealant can’t usually be cleaned out. The lasting answer is removal, preparation and a new sanitary bead, planned so the building keeps enough facilities in use.
When something else is needed
We check first that sealant really is the fix. It won’t put right:
- Structural cracks or movement the joints weren’t designed for
- Faulty windows rather than failed perimeter sealant
- A failed roof covering or waterproofing membrane
Common problems we fix in DG12
Outside, sunlight and rain wear sealant down year after year. Sunny elevations dry the surface out and exposed ones take driving rain. A hardened bead can’t follow the building any more.
These are often picked up first by site or facilities staff:
- Greasy, split joints in a kitchen or tea point
- Wall and floor joints that have lost their seal
- Earlier reseals applied straight onto the failed bead
- Leaks that seem to come through a sealant line
FAQs: DG12
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
What about asbestos in old mastic?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators.
Can weather delay the job?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
What do you need from us to quote?
Photos, drawings or a schedule of the joints are usually enough to start through our quote form. If a visit is needed we will book one, and a fixed quote follows.
