Fire stopping for businesses in Cummertrees

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Doing it in-house

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Fire stopping for commercial buildings in Cummertrees

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. If the detail calls for something other than sealant, we say so rather than force sealant into it. We work on service gaps in risers, linear gaps at wall heads and pipe penetrations, and the usual reasons a site gets in touch are openings left by services added after handover and fire stopping installed outside its tested range. For commercial sealant work in Cummertrees, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Around smaller places such as Cummertrees, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Your questions answered

Is Cummertrees off your patch?

No. Places such as Cummertrees are covered as much as the big towns. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

How do Scotland’s building standards affect fire-rated sealant in Cummertrees?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

When can the area be used after sealing?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

What do you charge?

We don’t publish prices, because every site is different. Send photos or drawings and we will price it at a fixed figure.

Are you CHAS accredited?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

From enquiry to sign-off

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Jobs near Cummertrees are often grouped with others in the same area, to make the most of each trip. Tell us how flexible your dates are.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Move anything stored against the joints
  • Tell staff and tenants when we’ll be in
  • Point out parking and an unloading spot

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Advice

Looking after the joints

To get the most from the new sealant:

  • Record which product was used where
  • Put resealing into every M&E and fit-out package
  • Leave fire sealant to cure fully before covering it
  • Agree the fire-stopping specification before services go in

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there.

Penetration seals near Cummertrees

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

Theatres, wards and plant rooms at sites like Annan Hospital, 4 miles to the east of Cummertrees, all have compartment walls crossed by services. For a building such as Cummertrees Parish Church, new heating or data runs are the usual reason penetrations need sealing. Hotels like The Powfoot Golf Hotel (0.8 miles south-east of Cummertrees) are refurbished in phases, and each phase can open up compartment walls.

How the job changes by surface

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. Each gap is measured where it is widest so we know it sits within the tested range.

Small ducts

We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be any of the following:

  • Fire risk assessments, a job for a competent assessor
  • Walls or floors that aren’t fire-resisting to begin with
  • Issuing fire ratings or certificates for seals

If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we’ll say what we think.
