Floor joint sealing across Dumfries and Galloway: what to expect

Forklifts and pallet trucks are hard on open joints. Each crossing knocks the unsupported edge until a crisp saw cut becomes a wide, broken groove. A properly filled joint carries the wheel over and protects both arrises. It also smooths the route for drivers and stock. Most enquiries involve loading bay joints breaking down and chipped and spalling edges along forklift routes, on construction joints, saw-cut induced joints and forklift and pallet-truck routes.

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before the next one starts.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. We hand each phase back when it can take traffic.

Floors, slabs and movement joints across Dumfries and Galloway

Most floor and movement joint work across Dumfries and Galloway has to happen while sites keep operating, so we work in phases and hand areas back as they cure.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. Dumfries and Galloway includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.

Dumfries: At places like Cuckoo Bridge Retail Park, which lies north-west of Dumfries, joints are sealed a section at a time so operations carry on. On industrial estates such as St. Mary's Industrial Estate (less than half a mile north-east of Dumfries), saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic.

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Keep photos of joints that look like they’re failing
  • Make joint checks part of your floor inspections
  • Clear packed debris from open joints regularly
  • Ask drivers not to drag forks or pallets

Once cured, the joints get cleaned along with the slab. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.

Joint damage starts slowly and then speeds up. Each chip makes the drop deeper and the next impact harder, so it pays to act at the first signs.

Building owners, agents and FMs in Dumfries and Galloway

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Honest limits

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • A floor that is out of level for the racking or trucks
  • Spalled arrises, which need an edge repair first
  • Wide or random cracking that suggests a structural issue

Should maintenance staff do it?

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Surface by surface

Construction joints

Day joints on busy routes are prone to edge damage. We look at how much they are moving before choosing the treatment.

Forklift and pallet-truck routes

Trucks running over open joints wear wheels and shake loads. Filling them gives a smoother run and saves the edges.

Dumfries and Galloway: questions and answers

How long does a typical visit take?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

Why is there a gap next to the joint filler?

Young concrete carries on shrinking for a long time and a stiff filler can separate down one side. It is typically dealt with by topping up.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Who decides which product is used?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Do you repair broken joint edges?

A filler needs sound edges to grip. If the arrises have spalled, we will say they need repair before filling and set out how that affects the job.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Can the sealant be colour-matched?

It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.
