Fire stopping in Isle of Whithorn
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
When it isn’t the sealant
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Construction that lacks the fire resistance the seal relies on
- Writing the fire-stopping specification
- Plastic pipes whose detail calls for a collar or wrap
If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think.
Surfaces we seal
- Pipe penetrations
- Cable penetrations
- Service gaps in risers
- Linear gaps at wall heads
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
How we handle fire stopping in Isle of Whithorn
The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints and the results are classified to BS EN 13501-2. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. So our job is to reproduce that arrangement faithfully. We work on service gaps in risers, cable penetrations and pipe penetrations, and what we’re called in for most is open linear gaps along the top of fire-resisting walls and openings found when ceilings come down for a refit. A specialist sealant contractor works differently from a general builder: in Isle of Whithorn, that means joint design, primers and backing rod as standard.
Refurbishments in small hotels, schools and care homes around places like Isle of Whithorn can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.
Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

What the job involves on each surface
Small ducts
Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.
Masonry and concrete
Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point against the detail’s limits, and any that don’t are flagged.
Keeping the joints sound
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Foam or ordinary sealant is never a fire-seal repair
- Treat an open penetration as a priority repair
- Leave fire sealant to cure fully before covering it
- Get seals inspected before ceilings and boxing close
Keep the product data and installation details with the building’s fire safety information. It makes later repairs much easier to match.
Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.
Diagnose, treat, sign off
Occupied buildings need a little choreography. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. Travel to smaller Scottish places like Isle of Whithorn is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned.
- Backing and fire-rated sealant are installed to the detail and tooled.
- We tell you about openings that need a different product.
Getting the site ready
- Flag any permit to work we’ll need
- Let building users know which areas are affected
- Share your working hours and any access restrictions
Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Penetration seals near Isle of Whithorn
Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install what’s specified, to the product’s tested detail.
For buildings in and around Isle of Whithorn, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail. For a building such as Isle Parish Church, new heating or data runs are the usual reason penetrations need sealing.

Common questions from Isle of Whithorn clients
Will you design a fire-stopping scheme for our building in Isle of Whithorn?
No. The designer or fire engineer sets the detail and building control accepts it. We install what’s specified, to the product’s tested detail.
Is a smaller place like Isle of Whithorn outside your area?
Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.
Which sealant will you use?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
How long does a job like this take?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
Can the building stay open while you work?
In the majority of cases, yes. We phase the work so most of the building stays in use.
Work for main contractors and building owners
We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Isle of Whithorn can sit alongside others in a wider programme across Dumfries and Galloway.
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
General trades versus a specialist
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
