About our fire stopping in Glencaple

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, call the office on 01277 525 020 or send photos by email with the schedule or marked-up drawings alongside the manufacturer’s details. Tell us what records you need and we will confirm with the quote. We work on cable penetrations, pipe penetrations and small duct penetrations where the tested detail allows, and what we’re called in for most is damaged fire seals in risers and voids and open linear gaps along the top of fire-resisting walls. A single leaking joint is often how a building in Glencaple first comes to us: we look at the rest while we’re there and tell you what we find.

Hotels and care homes around smaller places like Glencaple often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

When something else is needed

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Issuing fire ratings or certificates for seals
  • Gaps in walls that were never built as compartment walls
  • Writing the fire-stopping specification

If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.

Surfaces we seal

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads

How a job runs

Before we leave any area, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. Tell us who will meet us and how to get in at your building near Glencaple. That goes into the plan alongside the quote.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Send asbestos survey details if the building is pre-2000
  • Tell us your opening times and when work is allowed

Getting a fixed quote

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Advice

Questions we are asked in Glencaple

Would you work within a site like Crichton Royal Hospital?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

How do Scotland’s building standards affect fire-rated sealant in Glencaple?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

When can you be on site?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

How do you choose the sealant?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

Is colour matching possible?

That depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

How the job changes by surface

Plastic pipes

Plastic waste pipes through slabs come up often. The detail decides whether sealant alone is enough, and we won’t substitute it for a specified collar.

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers and the installation has to fit inside those limits.

Fire stopping around Glencaple: how the place shapes the job

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, using products tested for the way they’re used. We install what’s specified, to the product’s tested detail.

At a university such as Crichton University Campus (3.5 miles north of Glencaple), labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work. Theatres, wards and plant rooms at sites like Crichton Royal Hospital (to the north of Glencaple) all have compartment walls crossed by services. For a hotel such as The Nith Hotel (under half a mile north of Glencaple), penetration seals are worth checking after any refit or services upgrade.

Why it’s worth doing now in Glencaple

It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Glencaple, a repair visit takes planning, so it’s better to act early.

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Site staff or a sealant specialist?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
