Commercial sealant contractors in Dumfries and Galloway: how it works

Commercial occupiers rarely want a floor out of action for sealant work. Work is scheduled around the site hours and access windows you give us. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. Most enquiries involve layers of sealant, all of them failing and movement joints packed with grit and debris, on kitchen worktops and splashbacks, washrooms and tea points and movement joints in walls and floors.

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before we move to the next.

  1. We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, and a site visit is booked where it helps.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. We plan around your site hours and access windows, phasing the work where areas have to stay in use.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

Where commercial joints are in Dumfries and Galloway

Commercial buildings across Dumfries and Galloway range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days. Dumfries and Galloway includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.

Dumfries: A hotel such as Queensberry Hotel (under half a mile south of Dumfries) shows how much sealant a hospitality building has on show, from bathroom joints to the bar. If you have premises on more than one site, say at St. Mary's Industrial Estate and Cuckoo Bridge Retail Park, one contractor and one quote can cover both.

What we’re called out for in Dumfries and Galloway

A good share of the joints we inspect were topped up instead of being renewed. Fresh sealant won’t stick to the old bead underneath, so the top layer lifts, holds water and hides what’s going on. By the time it shows, there can be two or three layers to cut out.

Things that normally lead to an enquiry:

  • Hardened, chalky sealant on south-facing or exposed elevations
  • Damp patches where an external joint has failed
  • Greasy, split joints in a kitchen or tea point
  • Wall and floor joints that have lost their seal

Site staff or a sealant specialist?

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Cracking that needs a structural engineer to look at it
  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Roof leaks that only look like a joint problem

How the quote is worked out

The price varies from site to site. It mainly depends on:

  • Specialist products, such as fire-rated or hygienic sealants
  • Quantities, in metres or numbers
  • Working within restricted access windows
  • How much existing material needs removing

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

What we need to price the job

A good diagnosis starts with the right details. Let us know:

  • The product your specification calls for
  • Approximate linear metres or a joint schedule
  • Access details, including height
  • Your programme or deadline

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to give us a call on 01277 525 020 or email drawings and photos with what you know.

Surface by surface

Commercial kitchens and tea points

In kitchens, sealant lines at worktops, sinks and wall panels take heat, grease and daily cleaning. They’re degreased thoroughly before resealing.

Movement joints in walls and floors

Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.

FAQs: Dumfries and Galloway

How do you keep disruption to occupiers down?

Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.

How is commercial sealant work priced?

Start with whatever information is to hand. Questions or a site visit follow where needed, then a fixed quote.

Do you work for facilities managers and managing agents?

Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. We can work to your instruction process and site rules.

How do you choose the sealant?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Is failed sealant stripped out, or sealed over?

Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip.
