Fire stopping for businesses in Drummore

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle fire stopping in Drummore

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. Those on your schedule are closed with the specified product. We work on service gaps in risers, linear gaps at wall heads and joints between fire-resisting walls and floors, and the failures we’re asked to look at most are damaged fire seals in risers and voids and improvised or mixed-product fire seals. A specialist sealant contractor works differently from a general builder: in Drummore, that means joint design, primers and backing rod as standard.

Travel to smaller places like Drummore is planned so every penetration is sealed on one trip. Photos of the gaps, the services and the wall or floor type help us bring the right products.

A 12-month guarantee applies to all our work in Dumfries and Galloway. Should something we installed fail, ring 01277 525 020 or email the details over and we will come back to it.

Doing it in-house

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Where services cross fire walls in Drummore

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with products tested for that end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

In a hotel such as Queen's Hotel, under half a mile west of Drummore, new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

What sealant work can’t fix

Being straight saves everyone time. New sealant won’t cure:

  • Fire risk assessments, a job for a competent assessor
  • Deciding what a wall or floor needs, which belongs to the designer
  • Walls or floors that aren’t fire-resisting to begin with

If in doubt, give us a call on 01277 525 020 or email the details over and we’ll say what we think.

Surfaces we seal

  • Service gaps in risers
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Cable penetrations

Your questions answered

Is Drummore too far out for you?

No. Places such as Drummore are covered as much as the big towns. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Do you decide the fire-stopping details for buildings in Drummore?

No. Fire-stopping design and sign-off belong to the designer, principal designer, fire engineer or building control. Our part is installing the specified product to its tested detail, and telling you if the detail calls for something other than sealant.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

What’s the quickest route to a quote?

The quote form is the simplest route, though you can also call the office on 01277 525 020 or use the quote form. Include photographs or drawings if you have them.

Can the building stay open while you work?

In the majority of cases, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

What do you charge?

Each job is quoted on its own details. To get one, call 01277 525 020 or email drawings and photos.

How a job runs

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. For a building near Drummore, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Getting the site ready

  • Arrange parking or a loading space
  • Share the asbestos register for older buildings

Different surfaces, different methods

Small ducts

Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.

Metal pipes

Sealant details often cover copper and steel pipework. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on and we confirm each before sealing.

When to call us in Drummore

Physical damage is another reason seals stop doing their job. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe and the opening isn’t always resealed.

Any of the following is a good reason to get the joints checked over:

  • Hidden openings found during inspections
  • Fire-rated sealant that has cracked or shrunk back
  • Head-of-wall gaps with no fire seal
  • Unsealed openings around new pipes and cables

For a building such as Old Parish Church and Burial-Ground, new heating or data runs are the usual reason penetrations need sealing.

What your quote should include

  • Whether old or failed sealant will be cut out, not overlaid
  • Who will actually carry out the work
  • The terms of the workmanship guarantee
  • Whether primer will be used where the manufacturer specifies it

Choosing a commercial sealant contractor

Looking after the joints

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Check risers and ceiling voids after each round of works
  • Flag new cables with no seal around them
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Ask the designer to confirm details early on refits

During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match.
