Commercial sealant contractors in DG16: how it works
Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building. The enquiries we see most involve weathered facade sealant that no longer flexes and leaks that seem to come through a sealant line, on movement joints in walls and floors, kitchen worktops and splashbacks and washrooms and tea points.
Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What you will pay
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.
Near you in Gretna
We work on buildings around St Andrew's Church of Scotland and the streets around them. Gretna’s nearest station is Gretna Green station, about 0.5 miles north of the centre. Other landmarks nearby include Gretna Green Story Exhibition (0.8 miles north).
Commercial sealant contractors across DG16: the area picture
Across DG16, from Gretna, Springfield and Gretna Green to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
Our area covers every Scottish council area, DG16 included. Longer journeys are planned so each job is done in one go if at all possible. Along the coast in DG16, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.
Gretna: A hotel such as Hunters Lodge Hotel, under half a mile to the north-east of Gretna, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Shops and cafés around stations like Gretna Green station, 0.5 miles north of Gretna, trade from early, so work is timed around them.
How the quote is worked out
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- Whether the work must be split into stages
- How much existing material needs removing
- Joint width, depth and condition
- The site’s rules and procedures
A quote for sealant joints depends on how many there are, their condition and the access, plus any specification you’re working to. Call for a quote.
What to include in your enquiry
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Your programme or deadline
- Asbestos survey details if the building is older
- Access details, including height
- Specification clauses that apply
Let us know the site, the scope and your timescale, and we will put a fixed quote together. The easiest way is to speak to us on 01277 525 020 or send details through our quote form.
Work for main contractors and building owners
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, so there’s one set of paperwork to deal with.
What sealant work can’t fix
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Structural cracks or movement the joints weren’t designed for
- Roof leaks that only look like a joint problem
- Broken glass or blown double-glazed units
Surface by surface
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control, and we install to the specification.
General trades versus a specialist
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.
DG16: questions and answers
Do you work for facilities managers and managing agents?
Yes. A large share of our work comes through facilities managers, managing agents and landlords, alongside main contractors. Tell us how you issue work and we’ll fit in.
Can you supply RAMS and insurance details?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We’re CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.
How soon can the area be used again?
Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Which sealant will you use?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Could the old sealant in an older building contain asbestos?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.
