Fire stopping in Castle Kennedy

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Fire stopping in Castle Kennedy, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. We work on service gaps in risers, cable penetrations and joints between fire-resisting walls and floors, and the usual reasons a site gets in touch are unsealed penetrations discovered above suspended ceilings and non-fire-rated filler around services. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Castle Kennedy, preparation and product choice get the time they need.

Around smaller places such as Castle Kennedy, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Your questions answered

Can you take on a job at a hospital such as Galloway Community Hospital?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is a smaller place like Castle Kennedy outside your area?

Not at all. Castle Kennedy is within our area. Our area covers all of Scotland, cities, towns and islands alike. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can one quote cover more than one building?

Yes. A group of buildings can go on one quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

Can weather delay the job?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Do you work in Scotland as well as England?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, with proprietary products tested for the end use.

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Check with the data sheet before painting over fire sealant
  • Agree the fire-stopping specification before services go in
  • Flag new cables with no seal around them

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.

Common problems we fix in Castle Kennedy

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Deflection and building movement can open these gaps, and the wrong product can split as a result. The tested detail for a linear joint states the width and movement it covers.

These are often picked up first by site or facilities staff:

  • Non-fire-rated filler around services
  • Unsealed penetrations discovered above suspended ceilings
  • Fire sealant pulled out of the opening
  • Fire-stopping items raised at inspection or handover

Theatres, wards and plant rooms at sites like Galloway Community Hospital, 2.6 miles west of Castle Kennedy, all have compartment walls crossed by services.

Before you book anyone

  • Their plan for phasing and protecting the area
  • Which product they’ll use, and why it suits the joint
  • Whether primer will be used where the manufacturer specifies it
  • Are they CHAS accredited or on Constructionline?

Our contractor checklist

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Quoting for work in Castle Kennedy

What shapes the price:

  • The size and state of each joint
  • Working within restricted access windows
  • Access and working height
  • Which sealant the job calls for

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Sending details for a quote

Good information means a firmer quote. Helpful details to send:

  • Rough lengths or quantities, or drawings if you have them
  • Whether the building will be occupied during the work
  • Asbestos survey details if the building is older
  • Access details, including height

The quickest route to a quote is a few photographs and the site postcode. Upload them with the quote form, or give us a call on 01277 525 020 or send details through our quote form if you’d rather talk the job through.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Travel to smaller Scottish places like Castle Kennedy is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

  • Let us know about inductions and permits
  • Send any specification or drawings in advance
  • Arrange parking or a loading space

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.

Fire stopping in Castle Kennedy: the local picture

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

Where a unit on an estate such as Castle Kennedy Industrial Estate, 2.5 miles to the west of Castle Kennedy, has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. Workshops and IT rooms at colleges like Dumfries & Galloway College - Stranraer Campus, 2.7 miles to the west of Castle Kennedy, are re-serviced often, leaving penetrations to seal.

Drylining partitions

Holes in board are often cut larger than needed. An oversized hole may be outside the sealant’s range and we’ll tell you what the detail says instead.

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We work through the areas on your schedule methodically and tell you about openings outside the list.
