Our facade sealing service in Dumfries and Galloway
Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters with products suited to facade or glazing perimeter joints. Site teams most often ask us about weathered joints at frame-to-structure perimeters and new sealant peeling off old mastic, across perimeter joints where frames meet the structure, coping and flashing joints and window and door perimeters.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- Photos, drawings or a visit tell us about the joints and the access.
- We confirm the joint type, movement and the specified product.
- The existing bead comes out in full and the joint faces cleaned.
- Primer is applied where the maker specifies it.
- Rod goes in to fix the depth, then the joint is sealed and tooled.
- The finished joints are checked with you.

What’s near Dumfries
Locally, jobs take us to sites close to Myles Bar, Dumfries Academy and Dumfries, among other places. Dumfries has its own railway station: Dumfries station. A little further out are Gracefield Arts Centre (under half a mile north) and Dumfries Castle (1 mile south). Not far away are Lochaber Loch.
Facade sealing across Dumfries and Galloway: the area picture
Across Dumfries and Galloway, including Dumfries, Stranraer and Annan, construction ranges from housing and schools to offices, units and refurbishments. We seal perimeters, facade joints and internal sealant to the specification, on programme.
Across Dumfries and Galloway, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days. On the coastal side of Dumfries and Galloway, sea-facing elevations usually show failed joints first.
Dumfries: University estates such as Crichton University Campus (to the south-east of Dumfries) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. For a contractor working at a hospital such as Midpark Hospital, which lies south-east of Dumfries, perimeter and facade sealing is planned around patients and deliveries.
Work for main contractors and building owners
Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Dumfries and Galloway can sit alongside others in a wider programme across Dumfries and Galloway.
What we’re called out for in Dumfries and Galloway
A frequent fault is a bead stuck to the joint’s rear face as well as its sides. Without rod or bond-breaker tape, the bead is held back.
Most enquiries start with one or more of the following:
- Damp patches beside frames after rain
- Weathered joints at frame-to-structure perimeters
- Staining on stone next to old sealant
- Failed sealant on precast panel joints
What sets the cost
Each job is priced on its own details. The main factors are:
- How accessible the joints are
- Specialist products, such as fire-rated or hygienic sealants
- Phasing around occupants
- Joint width, depth and condition
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
What we need to price the job
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Asbestos survey details if the building is older
- Your programme or deadline
- The type of building and who uses it
- Specification clauses that apply
Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings you can plan around. For a chat about it beforehand, call 01277 525 020 or use the quote form.
Maintenance after handover
Problems stay small when the joints are checked regularly. In particular:
- Brief window cleaners about newly sealed joints
- Share access with other external trades
- Investigate damp beside windows promptly
- Check that rainwater leaves the facade the way it was designed to
Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards.
Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.
When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- Replacing glass or failed glazing units
- Joints whose design needs changing by the specifier
- Cracked or spalling substrates that need repair before sealing
Your questions answered
Will you come and look before quoting?
Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit before quoting.
Do you take on small jobs?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Do you guarantee your work?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.
Do you take on multi-site work?
Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
Can you work while the building is occupied?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
