How washroom sealing works in Argyll and Bute
Accessible WCs, showers and changing areas have their own pinch points: wet-floor edges, tray perimeters, basin tops and the line where flooring meets the wall. Gaps in those places let water get under the floor or behind panels so they get particular attention. Most enquiries involve failed joints along IPS and cubicle panels and sealant lifting along a tray edge, on IPS panels and cubicles, kitchens and tea points and showers, trays and wet room floors.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
- A phasing plan keeps part of the building’s facilities in use at all times.
- Failed silicone is removed completely and the surfaces cleaned of every trace.
- Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
- A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
- Rooms reopen after the product’s cure time, and we move to the next.
What you’ll pay
The price depends on the quantity of joints, what has to come out first and the access. Call for a fixed quote once you have the details.

Local landmarks in Helensburgh
Locally, jobs take us to sites close to Lomond School, The Henry Bell pub and St Joseph's R.C. Church. Helensburgh has its own railway station: Helensburgh Central station. Well-known places in the area include Ardencaple Castle (1.3 miles west) and Victoria Infirmary (0.5 miles south-east). Open spaces near Helensburgh include Lyle Hill.
Commercial washrooms across Argyll and Bute
Washroom work across Argyll and Bute runs to many timetables: term dates in schools, infection-control rules in healthcare, opening hours in retail. We fit the work to the building’s own calendar.
Across Argyll and Bute, outside sealant work is planned around the weather, so we keep some flexibility in the dates. Along the coast in Argyll and Bute, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Helensburgh: En suites at hotels like Commodore Hotel (to the west of Helensburgh) are cleaned daily, which wears silicone over time. Halls linked to places like St Joseph's R.C. Church host groups all week, which is hard on kitchen and toilet sealant.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Leaking pipes, traps, wastes or cisterns, which need a plumber
- Failed tanking beneath a wet-room floor or behind tiles
- Hollow tiles or loose panels behind the joint
Quoting for work in Argyll and Bute
A fixed quote reflects the actual work. It takes account of:
- How accessible the joints are
- Which sealant the job calls for
- The total length or number of joints
- How much existing material needs removing
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.
What to include in your enquiry
We can often quote from photos and a few details. Please tell us:
- Any specification or named product
- Drawings or a marked-up plan, if available
- Where the site is, with the postcode
- Anything awkward about access or site hours
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, give us a call on 01277 525 020 or email the details over.
Should maintenance staff do it?
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Maintenance after handover
To get the most from the new sealant:
- Clear standing water from shower floors where possible
- Report split joints at trays and basins early
- Note failing joints building by building
- Keep washrooms out of use until we say the sealant has cured
If a joint we sealed fails within 12 months, tell us and we will look at it. Beyond that, regular checks keep small problems small.
A split joint at a shower tray can leak for a long time before anyone sees it. At that stage, boards or ceilings may need repair, so reseal when you first spot a split.
Different surfaces, different methods
Showers and trays
Shower trays move under foot and are wet all day. Tray perimeters are a frequent source of leaks.
Basins and vanity tops
Stone and some composite tops need a neutral-cure sealant and we choose a neutral-cure grade for them.
FAQs: Argyll and Bute
Do you work in hospitals, clinics and care homes?
We do. Your infection-control rules, estates requirements and permits are followed, and phase the work so areas keep facilities.
Does weather matter for sealant work?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Are you insured?
Yes. Mastic Doctor is fully insured, public liability included.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
Is there a guarantee on the work?
There is a 12-month guarantee on our workmanship backed by public liability insurance.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
