Baliscate: questions and answers
Is a smaller place like Baliscate outside your area?
Not at all. Baliscate is within our area. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.
Do we have to close all our washrooms in Baliscate for resealing?
Rarely all at once: work is phased so some facilities are always available. Each area is handed back once the sealant has cured enough to use.
How do I request a quote?
The quote form is the simplest route, though you can also phone 01277 525 020 or email drawings and photos. Photos, drawings or a joint schedule help us quote quickly.
Who decides which product is used?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Do you phase washroom resealing?
We phase it so users always have somewhere to go. One washroom, one bank of cubicles or one changing room is done at a time around your site hours and access windows.
Can you quote from photographs?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.
Can you handle several sites?
Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.
How we handle washroom sealing in Baliscate
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. There is public liability insurance behind every job. Our workmanship is guaranteed for 12 months. If you have failed joints along IPS and cubicle panels and urinal joints that look unhygienic, we can put it right, on IPS panels and cubicles, urinals and WCs and accessible toilets and changing rooms alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Baliscate, that means joint design, primers and backing rod as standard.
Travel to smaller places like Baliscate is planned so the work is finished on one visit. Send photos and a room list and we’ll give a fixed quote.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Maintenance after handover
Once the work is signed off, a little attention goes a long way:
- Keep washrooms out of use until we say the sealant has cured
- Tell us about infection-control or permit rules before we quote
- Photograph and log failed joints across the estate
- Clean sealant with gentle products and a soft cloth
Ventilation is half the battle. Constant damp lets mould take hold even on anti-mould grades so report fans that aren’t working to your building services team.
Mould in a joint spreads along the bead and into nearby grout, and complaints follow. Replacing it early keeps the job to a reseal.
Surface by surface
Showers and trays
Shower joints in hotels, gyms and workplaces work hard. Each bead is stripped, the joint dried and new sealant laid.
Wet-room floors and floor-to-wall joints
Wet floors are common in accessible showers and changing rooms so the edges are checked carefully.
Keeping Baliscate washrooms open while we work
The sea is no more than about 1 mile from Baliscate, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Heavy seasonal use is hard on shower and basin sealant, so resealing in the quieter months keeps rooms ready. Baliscate is in the west of Scotland, the wetter side of the country. In a damp climate, washrooms that aren’t well ventilated stay wet for longer, and sealant in a room that never dries out moulds faster.
At a hotel such as Highland Cottage Hotel, 0.5 miles north of Baliscate, the quieter weeks are the time to reseal bathrooms. Welfare facilities in units on estates such as Baliscate Industrial Estate (under half a mile north of Baliscate) have showers, toilets and kitchens with sealant that works hard. Schools such as Tobermory High School have toilets, changing rooms and kitchens that are best resealed in the holidays.
Baliscate is about 27 miles north-west of Oban, in Argyll and Bute. Across the PA75 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Our Argyll and Bute coverage takes in 124 places, large and small.
Business premises anywhere in PA75 are within our area. Buildings on Morvern Drive and Struan Crescent are within our area for washrooms and wet areas. Close to Baliscate, our area also takes in Tobermory (1 mile north), Kilchoan (6 miles north), Ballygown (8 miles south-west), Salen (8 miles south-east) and Lochaline (12 miles south-east). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

How a job runs
When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself usually taking half a day to a day per washroom, depending on the number of fittings. Jobs near Baliscate are often grouped with others in the same area. Tell us how flexible your dates are.
- First, the phasing is agreed so facilities stay open.
- Anything behind the joints that needs another trade is flagged.
- Failed sealant and residue are stripped out.
- We reseal with the grade suited to each area.
- We give you a reopening time for every room.
Preparing the site
- Send your site hours and access windows
- Let us know about inductions and permits
- Warn occupants and staff about the work

What we can’t put right
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Vanity carcasses that have swollen
- Leaks through tanking or membranes below the finishes
- Fittings that move too much to hold a bead
If you’re not sure, just ring 01277 525 020 or use the quote form and we will give you a straight answer.
Joints and surfaces we work on
- Urinals and WCs
- Accessible toilets and changing rooms
- Vanity units and basins
- IPS panels and cubicles
- Showers, trays and wet room floors
- Kitchens and tea points
Should maintenance staff do it?
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Why deal with it now?
Open or mouldy joints are hard to keep hygienic which matters most in healthcare, food and education settings. Sound, smooth joints are much easier to keep clean. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.
There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.
