Our commercial sealant contractors service in PA30

Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and in an occupied building failure usually announces itself as a stained ceiling or an unhappy tenant. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors with sites in PA30. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on floor and threshold joints, washrooms and tea points and kitchen worktops and splashbacks, and what we are called in for most is movement joints packed with grit and debris and layers of sealant, all of them failing.

Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. You send photos, drawings or a list of the joints and areas involved, or we arrange a site visit.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. We plan around your site hours and access windows, phasing the work where areas have to stay in use.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

What you will pay

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.

Ask for a quote

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Shops, offices and hotels in PA30

Commercial buildings across PA30 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts.

Ardrishaig: Industrial estates such as Kilmory Industrial Estate (1.1 miles north-east of Ardrishaig) have offices, trade counters and welfare areas whose sealant ages like any other building’s. A hotel such as Argyll Arms Hotel, less than half a mile east of Ardrishaig, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.

Why deal with it now?

A cheaper quote sometimes means the old bead stays in. Sealing over looks tidy at handover, then lifts once the joint starts moving. Every quote we give includes full removal and preparation, which is where the lasting value is.

Questions to ask before you book

  • Their approach to joint depth and backing
  • Can the work be phased to keep areas open?
  • The terms of the workmanship guarantee
  • How the existing material will be dealt with

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Roof leaks that only look like a joint problem
  • Cracking that needs a structural engineer to look at it

Surface by surface

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. Failed seals let grit and water in, and the edges start to suffer. The joints are resealed using a sealant matched to the movement and any traffic.

Fire-rated seals where specified

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. Fire-stopping design and sign-off sit with the designer, fire engineer or building control; we install what’s specified.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Look at the sealant around anything that has been moved or replaced
  • Log reseals in the O&M or maintenance records
  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Have extract fans checked so wet areas dry out

Let your cleaning contractor know what’s new. Scourers, blades and harsh products shorten a bead’s life.

Sealant rarely fails all at once across a building. A few splits this year usually mean more next year. We can assess the lot and suggest what to do now and later.

How the quote is worked out

Sealant work doesn’t have a standard rate, since sites vary so much. What we look at:

  • How much existing material needs removing
  • The total length or number of joints
  • Location, for remote and island sites
  • Access and working height

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Sending details for a quote

We can often quote from photographs and a few details. Please tell us:

  • Approximate linear metres or a joint schedule
  • A wide shot and a close-up of the area
  • Your programme or deadline
  • Whether the building will be occupied during the work

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or phone 01277 525 020 or email a schedule or drawings to discuss it first.

Common questions from PA30 clients

What about asbestos in old mastic?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Do you work for facilities managers and managing agents?

Yes. You can send details through our quote form.

How do we get a quote?

Send photographs, drawings or a list of locations through the quote form on this site. Where we need to see it, we will arrange a site visit, then send a fixed quote.

Do you take on multi-site sealant work?

Yes. We regularly take on multi-site work and planned maintenance programmes, quoted per building or as a package.

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators, which many sites require.

How do you keep disruption to occupiers down?

That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we’ll work around it.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.
