Our facade sealing service in Argyll and Bute

Weather decides a lot in facade sealing. Joints have to be dry and the air and surface temperature within the product’s range, so frosty or damp mornings can hold work back. We plan for that and keep you updated. We work on shopfront frames, stone and brick facade joints and coping and flashing joints, and what we are called in for most is weathered joints at frame-to-structure perimeters and perimeter sealant that has split or peeled away.

Site rules come first: signing in, inductions and any permit to work. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full and both faces cleaned back.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

How we quote

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Getting a fixed quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

Local landmarks in Helensburgh

Locally, jobs take us to sites close to Lomond School, The Henry Bell pub and St Joseph's R.C. Church and the streets around them. Helensburgh has its own railway station: Helensburgh Central station. Nearby you will also find Ardencaple Castle (1.3 miles west) and Victoria Infirmary (0.5 miles south-east). The countryside around Helensburgh includes Lyle Hill.

Sites and facades across Argyll and Bute

From Helensburgh, Oban and Dunoon to smaller places across Argyll and Bute, main contractors and developers need mastic packages for new build and refurbishment. We seal perimeters, facade joints and internal sealant to the specification, on programme.

Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job. Parts of Argyll and Bute lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.

Helensburgh: For a contractor at a hotel such as Commodore Hotel, 0.8 miles west of Helensburgh, the mastic often has to be finished before a reopening date. Projects at schools like Lomond School work to term dates, so mastic is programmed tightly.

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we look at:

  • Which sealant the job calls for
  • Quantities, in metres or numbers
  • Working within restricted access windows
  • The site’s rules and procedures

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Before you send an enquiry

Good information means a firmer quote. When you get in touch, include:

  • Specification clauses that apply
  • The postcode of the building
  • Whether an asbestos survey exists
  • Rough lengths or quantities, or drawings if you have them

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or phone 01277 525 020 or send details through our quote form if you’d rather talk the job through.

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Inspect facade joints on a regular cycle
  • Report water ingress at frames as soon as it shows
  • Avoid harsh cleaners on facade sealant
  • Ask about asbestos in pre-2000 mastic

After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.

Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading.

For managing agents and facilities managers

If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Different surfaces, different methods

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. We seal those perimeter joints, not the framing or glazing itself.

Coping and flashing joints

Sometimes the coping or flashing itself has failed. We tell you if the fix is a roofing or metalwork job rather than a reseal.

What happens if it’s left?

Leaving failed perimeter sealant also makes the eventual job bigger: wet edges break down, so repairs may be needed before resealing. Early action keeps it simple.

Questions to ask before you book

  • Whether primer will be used where the manufacturer specifies it
  • Will CSCS-carded applicators be on site?
  • Proof of insurance
  • Are they CHAS accredited or on Constructionline?

Your questions answered

Is old mastic on our building likely to contain asbestos?

For older buildings, yes, check before work starts. The dutyholder holds the asbestos register, so ask for it before we start. If asbestos is suspected, work stops until it is tested.

Do you replace windows or glass?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, such as perimeter joints where frames meet the structure.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Can you work while the building is occupied?

In the majority of cases, yes. We phase the work so most of the building stays in use.

Will rain stop the work?

Year-round work is possible as long as joints are dry and temperatures suit the product. Frost and condensation on glass and steel are common on winter mornings, and we build that into the programme.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited and a Constructionline member.

What about RAMS and site documents?

Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.
