Need washroom sealing in Kirn?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Keeping the joints sound

Problems stay small when the joints are checked regularly. In particular:

  • Squeegee showers and trays after busy periods
  • Leave signs up until the cure time is over
  • Brief cleaning staff to treat joints gently
  • Act on the first split you see at a shower tray

Each room goes back into use only when the sealant has cured enough. We will tell you when the wet areas can be used, and it helps if signs stay up until then.

A split joint at a shower tray can leak for a long time before anyone sees it. By then, other trades may be needed as well so failed joints are worth acting on quickly.

Washroom sealing in Kirn

Closing all the facilities in a building isn’t an option. We phase the work one washroom, one bank of cubicles or one changing room at a time, so there are always facilities in use. Give us your site hours and access windows and the phasing is planned around them. We work on kitchens and tea points, vanity units and basins and urinals and WCs, and what we’re called in for most is sealant lifting along a tray edge and stained sealant around pans and urinals. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Kirn is the same: the right product in a properly prepared joint.

Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, and resealing washrooms in the quieter months keeps rooms available when they’re needed.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

When something else is needed

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Water escaping beneath the floor rather than through a joint
  • Swollen or delaminated boards behind panels or vanity tops

If you’re not sure, just give us a call on 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Building owners and managing agents use us on everything from one building to a spread of sites around Kirn. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Keeping Kirn washrooms open while we work

Kirn is within about 1 mile of the coast, and seaside hospitality usually has a peak season that works washrooms hard. Showers and en suites in constant use are where silicone moulds and splits first, and the quieter months are the natural time to reseal. Being in the west of Scotland, Kirn gets more rain than eastern areas. Damp air means a poorly ventilated washroom rarely dries out fully, which is when mould gets into the sealant.

For a school such as Kirn Primary School, washroom and kitchen sealant can be renewed around term dates. For a hall at a building such as Kirn Church, resealing the kitchen and toilets can be fitted between bookings. At a hospital like Cowal Community Hospital (0.7 miles west of Kirn), patient and staff washrooms are best done in short phases agreed with the ward.

Kirn is about 4 miles west of Gourock, in Argyll and Bute. We cover Kirn, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Across Argyll and Bute, 124 places are covered, Kirn among them. Our Glasgow page has more on work in that area, about 26 miles away.

Work on washrooms and wet areas is covered throughout PA23. Streets here include Ard Mhor, Kirn Brae and Ash Gardens. Just outside Kirn, we also work in Hunters Quay (1 mile north-east), Dunoon (1 mile south-west), Sandbank (2 miles north-west), Strone (2 miles north) and Bullwood (2 miles south-west). Nearby towns on our patch include Helensburgh (8 miles north-east), Rothesay (10 miles south-west), Cardross (10 miles east), Rhu (6 miles north-east), Garelochhead (9 miles north) and Port Bannatyne (9 miles south-west). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before the next one starts. Jobs near Kirn are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Joints are cleaned, degreased and dried before sealing.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Different surfaces, different methods

IPS and cubicle panels

Panel systems meet walls, floors and vanity tops at sealed joints. They stop water reaching the panel boards.

Kitchens and tea points

Worktop, sink and splashback joints in tea points take water and food. Sound joints keep those surfaces easy to clean.

What sets the cost

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Travel to remote or island sites
  • Specialist products, such as fire-rated or hygienic sealants
  • How much there is to seal
  • The size and state of each joint

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you are ready.

What to include in your enquiry

It doesn’t need to be a full survey. These details are enough to start:

  • Photos of the joints, close up and from further back
  • Drawings or a marked-up plan, if available
  • The product your specification calls for
  • Whether an asbestos survey exists

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Common questions from Kirn clients

Do hotels near Kirn have to close for sealant work?

In most cases no closure is needed: we work room by room or floor by floor. The plan is built around your bookings.

Can you take on a job at a hospital such as Cowal Community Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What do you charge?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote.

Is there a guarantee on the work?

There is a 12-month guarantee on our workmanship backed by public liability insurance.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Will your applicators have CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

Will you quote for a small job?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.
