Your questions answered

Will our hotel in Ardbeg need to close for the work?

Rarely, if ever. We take a few rooms out at a time. Housekeeping and our team agree each day’s rooms.

Would you work within a site like Victoria Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can you quote from photos?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.

Which silicone is right for commercial washrooms?

An anti-mould sanitary silicone for most washroom joints. We use neutral-cure versions on stone, some metals and near mirrors.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Washroom sealing in Ardbeg

Accessible WCs, showers and changing areas have their own pinch points: wet-floor edges, tray perimeters, basin tops and the line where flooring meets the wall. An open joint there lets water track under flooring or behind wall panels so they get particular attention. Most enquiries involve urinal joints that look unhygienic and shower tray joints that have opened up, on showers, trays and wet room floors, urinals and WCs and vanity units and basins. Most enquiries from Ardbeg start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For washroom work around Ardbeg, we plan so every room on the list is done in one trip where possible. Photos of each washroom and a count of rooms help us quote and plan.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Our process

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes between a morning and a week or so, set by the number of rooms and the phasing you need, and our waste is bagged and taken away as we go. Travel to smaller Scottish places like Ardbeg is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Each room is handed back once the sealant has had its cure time.

Advice

How the quote is worked out

We price every job individually. The things that drive the figure:

  • Travel to remote or island sites
  • Removal of failed or old sealant
  • Which sealant the job calls for
  • Quantities, in metres or numbers

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

Before you send an enquiry

It doesn’t need to be a full survey. A few details are enough to get going:

  • What the building is and how it’s used
  • Asbestos survey details if the building is older
  • Approximate linear metres or a joint schedule
  • Anything awkward about access or site hours

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Washroom sealing around Ardbeg: what changes locally

With the shore within about 1 mile, Ardbeg counts as a coastal location, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Washrooms used guest after guest wear their sanitary silicone faster, so resealing in the quieter months keeps rooms ready. The west of Scotland, where Ardbeg is, gets more rain than the east. Damp air means a poorly ventilated washroom rarely dries out fully, which is when mould gets into the sealant.

Church halls and community buildings, such as those at Port Bannatyne Church, have kitchens and toilets used by many groups, and their sanitary sealant works hard. If you manage an office at a site such as Bute Business Park, 1.5 miles south of Ardbeg, the washrooms and tea points can be done a floor at a time.

Ardbeg is about 9 miles north-west of Largs, in Argyll and Bute. Any commercial site in Ardbeg is covered, whether it’s a single job or part of a planned programme. Ardbeg is one of 124 places we cover in Argyll and Bute. We also cover Glasgow, some 31 miles away.

If you need washroom sealing in PA20, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Streets here include Ardbeg Road, Ardmory Road and Marine Place. If your building is just outside Ardbeg, we cover Port Bannatyne (1 mile north-west), Rothesay (1 mile south), Craigmore (1 mile south-east), Toward (3 miles east) and Innellan (5 miles north-east). Further afield, our area takes in Dunoon (9 miles north-east), An Tairbeart (14 miles west) and Sandbank (10 miles north-east). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

Work for main contractors and building owners

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Why deal with it now?

Washrooms shape how visitors judge a building. Guests, clients, pupils and patients notice stained joints before they notice much else. Fresh sanitary silicone lifts a room with very little disruption. Around smaller places like Ardbeg, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you’re ready.

Why appoint us

  • CSCS-carded applicators
  • Sealing commercial buildings since 2005

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Panel boards already damaged by water
  • Water escaping beneath the floor rather than through a joint
  • Hollow tiles or loose panels behind the joint

If you’re not sure, just call 01277 525 020 or email us and we will give you a straight answer before you book.

Surfaces we seal

  • Vanity units and basins
  • Urinals and WCs
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors
  • IPS panels and cubicles
  • Kitchens and tea points

When to call us in Ardbeg

Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They don’t stand up to constant water, and they stain, crack or wash out.

Common reasons buildings call us in:

  • Failed sealant in a tea point or staff kitchen
  • Urinal joints that look unhygienic
  • Panel joints letting water behind
  • Sealant stained black around basins and showers

Pupil toilets at schools like Rothesay Academy take heavy daily use, and the holidays give the window to reseal.

Questions to ask before you book

  • Is the sealant right for the movement and the substrate?
  • Whether their applicators hold CSCS cards
  • What level of public liability insurance do they hold?
  • The terms of the workmanship guarantee
