Washroom sealing across Askomill

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Washroom sealing in Askomill, done properly

Whether it’s a single toilet block in Askomill or a programme across several buildings, we work the same way: details first, then a fixed quote, then the work, then the 12-month guarantee. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote and a site visit is an option. If you have kitchen worktop joints that can’t be kept clean and open joints along basins and vanity units, we can put it right, on urinals and WCs, vanity units and basins and accessible toilets and changing rooms alike. Whoever orders the work in Askomill, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Hospitality around smaller Scottish places like Askomill tends to be seasonal, so washroom work is often best planned for quieter months.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Our process

We follow your site rules from the start: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Tell us who will meet us and how to get in at your building near Askomill. We’ll confirm the plan with the fixed quote.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Joints are cleaned, degreased and dried before sealing.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. You get a reopening time for every room, with signage left up until then.

Getting the site ready

  • Send your site hours and access windows
  • Send asbestos survey details if the building is pre-2000
  • Agree which areas must stay open

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Advice

Why deal with it now?

A tired-looking washroom doesn’t always need a refurbishment. If the finishes are in good order, replacing the sealant may do much of what’s needed for now. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Askomill, a repair visit takes planning, so it’s better to act early.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Doing it in-house

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Cost factors for washrooms and wet areas

Before we quote, we look at:

  • The total length or number of joints
  • The site’s rules and procedures
  • Specialist products, such as fire-rated or hygienic sealants
  • Removal of failed or old sealant

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

What we need to price the job

There’s no need for a formal survey. These details are enough to start:

  • Rough lengths or quantities, or drawings if you have them
  • The postcode of the building
  • Any specification or named product
  • How the joints are reached, and at what height

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Askomill: questions and answers

Do you take on work at healthcare sites like Campbeltown Hospital?

Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Askomill too far out for you?

No. Places such as Askomill are covered as much as the big towns. Every Scottish council area is within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you work in hospitals, clinics and care homes?

We do. We work to your estates and infection-control requirements and any site permits. The work is phased around patients or residents.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Work for main contractors and building owners

CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Different surfaces, different methods

Wet-room floors and floor-to-wall joints

We seal the visible joints; we don’t install or repair waterproofing below and point it out if water appears to rise from below.

Healthcare and care settings

We phase washroom sealing so care areas are never left without facilities. Tell us what records you need and we will confirm with the quote.

Wet areas in Askomill’s workplaces

Askomill is within about 1 mile of the coast, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Washrooms used guest after guest wear their sanitary silicone faster, and the quieter months are the natural time to reseal. Askomill has a number of hotels close by, all within 2 miles. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. The work can go floor by floor, agreed with housekeeping.

Office washrooms on sites such as Hazelburn Business Park, 0.6 miles to the west of Askomill, are in use all working day, so resealing is phased to keep some open. At a hospital like Campbeltown Hospital (0.6 miles south-west of Askomill), patient and staff washrooms are best done in short phases agreed with the ward. Hotels such as Craigard House - Hotel (to the east of Askomill) have en suite bathrooms where tired silicone at the bath, tray and basin is replaced room by room.

Askomill is in Argyll and Bute. We cover Askomill and the rest of Argyll and Bute, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our Argyll and Bute coverage takes in 124 places, large and small. There’s a separate page for Glasgow, roughly 59 miles from Askomill.

Postcode districts covered here: PA28 for washrooms and wet areas. We cover commercial and managed buildings on High Street, Lochruan Road and John Street and the roads nearby. Close to Askomill, our area also takes in Campbeltown (1 mile south-west), Kilkerran (1 mile south), Drumlemble (4 miles west), West Darlochan (4 miles north-west) and Southend (8 miles south). Where a site is remote or on an island, we plan travel and materials carefully, so the full address helps from the start.
