Commercial sealant contractors in PA33: how it works
Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. We deal with internal and external sealant joints alike. Site teams most often ask us about smeared sealant across finishes from a rushed job and earlier reseals applied straight onto the failed bead, across washrooms and tea points, external facade joints and movement joints in walls and floors.
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.

Commercial sealant contractors across PA33: the area picture
In PA33, much commercial sealant work follows refits in shops, offices and hotels in places such as Dalmally, Lochawe and Ardbrecknish. Visible joints call for a matched colour and a clean tooled finish.
Our work reaches every part of Scotland, cities and islands alike, PA33 among them. Longer journeys are planned so each job is done in one go if at all possible.
Dalmally: For premises near Dalmally station (0.7 miles west of Dalmally), footfall is part of the plan: work is phased so shops and offices keep trading. Refits at hotels like Dalmally Hotel (less than half a mile west of Dalmally) bring joints at vanity tops, bars and reception desks that guests see every day.
How the quote is worked out
Quotes vary with the job. Expect it to depend on:
- Working within restricted access windows
- Which sealant the job calls for
- Distance, for remote addresses
- Joint width, depth and condition
Pricing sealant joints depends on quantities, condition and access, and any specification that applies. Call for a quote.
Details that help us quote
Good information means a firmer quote. Helpful details to send:
- What the building is and how it’s used
- A wide shot and a close-up of the area
- Access details, including height
- The postcode of the building
Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. The easiest way is to call the office on 01277 525 020 or email a schedule or drawings.
Different surfaces, different methods
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control; we install what’s specified.
Washrooms and toilets
Mould that has grown into washroom sealant can’t typically be cleaned out. The lasting answer is removal, preparation and a new sanitary bead, planned so the building keeps enough facilities in use.
General trades versus a specialist
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Leave it or put it right?
Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Resealing while only the sealant has failed keeps the job small.
Questions to ask before you book
- Will CSCS-carded applicators be on site?
- The named product and why it was chosen
- Their approach to joint depth and backing
- Do they follow the manufacturer’s priming guidance?
What sealant work can’t fix
Some faults sit outside our scope, and we say so rather than covering them up:
- A dripping trap, valve or pipe behind a fitting
- Suspect materials that need testing and specialist removal
- Faulty windows rather than failed perimeter sealant
Questions we are asked in PA33
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
How do you choose the sealant?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Which site documents can you send us?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Do you work in PA33?
Yes. We cover PA33 and the rest of Argyll and Bute. To discuss a job, call the office on 01277 525 020 or email drawings and photos.
What about asbestos in old mastic?
It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.
Can weather delay the job?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
