Our mastic sealing service in Argyll and Bute
We diagnose before we prescribe: which joints have failed, why, and whether sealant is the right answer. Failed mastic is stripped, the faces taken back to sound material, primed where the manufacturer specifies and resealed and backing rod used wherever a joint is deep. Site teams most often ask us about failed external movement joints and leaks at window and door perimeters, across external wall and movement joints, balcony and threshold joints and window and door perimeters on blocks.
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next.
- We inspect each building and record the joints that have failed.
- You get a fixed quote, per block or for the whole programme.
- We agree the programme and dates with you.
- Failed sealant is removed and the faces prepared.
- New sealant goes in with backing rod and primer where needed.
- Each building is checked and signed off with the 12-month guarantee.
What you’ll pay
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Locally, jobs take us to sites close to Lomond School, The Henry Bell pub and St Joseph's R.C. Church, among other places. Helensburgh has its own railway station: Helensburgh Central station. Blocks and managed buildings across Argyll and Bute
Portfolio owners and agents in Argyll and Bute can bring buildings in places such as Helensburgh, Oban and Dunoon under one programme and one quote. Residents are given notice through you, and work moves building to building.
Our area covers every Scottish council area, Argyll and Bute included. Travel is planned so the work is finished in as few trips as we can. Argyll and Bute includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Helensburgh: Trustees of buildings like St Joseph's R.C. Church can bring frame and external mastic into a planned maintenance list. Schools and community buildings such as Lomond School need frame and external mastic kept sound like any building.
What happens if it’s left?
Leaving failed external joints lets water reach the structure behind. That can lead to damp, staining and damage to finishes and those cost far more to put right.
What your quote should include
- Which product they’ll use, and why it suits the joint
- Whether their applicators hold CSCS cards
- What the guarantee covers, and for how long
- Their pre-qualification and accreditations
Surface by surface
Window and door perimeters on blocks
Window and door perimeters are where most mastic failure shows. Old perimeter mastic is removed, the joint prepared and new sealant tooled in.
External movement joints
Joint size and product are matched to the expected movement, often around 2:1 width to depth, as the manufacturer advises.
When it isn’t the sealant
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Glazing that needs replacing
- Leaks from above rather than through a joint
- Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first
Common problems we fix in Argyll and Bute
The edges of the material itself sometimes break away, such as crumbling render, brick arrises or frame edges. If the edges are unsound, we say so before quoting the sealing.
Any of the following is a good reason to get the joints checked over:
- A mix of products and colours from past repairs
- Damp patches beside frames
- Estate-wide sealant that is simply worn out
- Movement joints with sealant missing
Keeping the joints sound
Problems stay small when the joints are checked regularly. In particular:
- Protect low-level joints in entrances
- Check the asbestos register before any old mastic is disturbed
- List the paperwork your organisation requires when you send details
- Prioritise elevations facing the weather
Add mastic joints to your cyclical inspections. Watch for splits, open gaps, hard or chalky surfaces and mastic pulling away, and note the building and elevation.
Budgets are easier to plan when sealant is part of planned maintenance. We can quote buildings in priority order so spending is spread.
Questions we are asked in Argyll and Bute
Does the weather affect the work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Do you work in Argyll and Bute?
Yes. Argyll and Bute falls within our area, and the simplest way to start is to speak to us on 01277 525 020 or email us.
What if the old mastic contains asbestos?
Asbestos removal isn’t part of our work. Anything suspect is tested before we carry on in line with the dutyholder’s asbestos management.
How soon can the area be used again?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Do you seal on top of existing sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
Who decides which product is used?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
