How commercial sealant contractors works in PA43

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before old sealant is disturbed, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). Most enquiries involve frame mastic that has hardened and come away from the wall and hardened, chalky sealant on south-facing or exposed elevations, across window and door perimeters, external facade joints and washrooms and tea points.

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Commercial sealant contractors across PA43: the area picture

Commercial buildings across PA43 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

Across PA43, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

Bowmore: For any commercial premises in Bowmore, a lasting joint depends on full removal of the old sealant and clean, dry faces. Refits at hotels like Bowmore Hotel, less than half a mile west of Bowmore, bring joints at vanity tops, bars and reception desks that guests see every day.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

What we’re called out for in PA43

When a bead peels cleanly off one face, it has failed in adhesion. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. It’s one of the commonest faults we find on earlier work.

What tends to prompt an enquiry:

  • Layers of sealant, all of them failing
  • Smeared sealant across finishes from a rushed job
  • Mouldy silicone around WCs, urinals and vanity tops
  • Weathered facade sealant that no longer flexes

How the quote is worked out

A fixed quote reflects the actual work. It allows for:

  • Whether the work must be split into stages
  • Any access equipment needed
  • Backing rod, priming and other preparation
  • Quantities, in metres or numbers

A quote for sealant joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Sending details for a quote

We can often quote from photographs and a few details. It helps to include:

  • Specification clauses that apply
  • When you need the work done
  • Access details, including height
  • The postcode of the building

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings that you can work with. If you have questions first, ring 01277 525 020 or email the details over.

General trades versus a specialist

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Why act early?

Putting off a reseal normally moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, which brings decorators and flooring contractors into the repair. Resealing while only the sealant has failed keeps the job small.

What your quote should include

  • Who will actually carry out the work
  • The terms of the workmanship guarantee
  • Their plan for phasing and protecting the area
  • Is the sealant right for the movement and the substrate?

Common questions from PA43 clients

Is the old sealant taken out first?

Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

When can the area be used after sealing?

We’ll confirm how long the chosen product needs to cure.

Could the old sealant in an older building contain asbestos?

On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Which site documents can you send us?

We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
