How we handle washroom sealing in Kilmun
You can’t shut every toilet in an office, school or hotel at once. We phase the work one washroom, one bank of cubicles or one changing room at a time, so staff, guests or pupils always have somewhere to go. Tell us your site hours and access windows and we will plan around them. If you’re dealing with black mould inside silicone joints that cleaning can’t shift and failed joints along IPS and cubicle panels, we can help, on accessible toilets and changing rooms, vanity units and basins and kitchens and tea points alike. A single leaking joint is often how a building in Kilmun first comes to us: we look at the rest while we’re there and tell you what we find.
Around smaller places such as Kilmun, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Kilmun: questions and answers
Is Kilmun too far out for you?
No. Small places get the same service as large ones. We cover the whole of Scotland. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Must every washroom in our Kilmun building shut while you work?
Typically only some of them, for a short time. We work in phases so other facilities stay open. Sanitary silicone needs time to cure before the area is used, and we will tell you how long for the product used.
How long will the new sealant last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Is old silicone taken out first?
We always remove it. Fresh silicone can’t key to an old bead, so sealing over it soon peels.
Do you guarantee washroom sealing?
Our workmanship has a 12-month guarantee backed by public liability insurance.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Signs you need washroom sealing in Kilmun
Washrooms are warm, damp and full of organic residue, and silicone joints hold onto all three. Even anti-mould grades can be colonised over time where extraction is poor.
Things that normally lead to an enquiry:
- Washrooms that look worn because of the sealant
- Split or peeling sealant at shower trays
- Discoloured joints around urinals and WC pans
- Open joints at the base of cubicle panels
Where you’re responsible for a hall attached to a building such as St Munn's Parish Church, its kitchen and toilets need sealant that stays cleanable.

Cost factors for washrooms and wet areas
The price varies from site to site. Expect it to depend on:
- Travel to remote or island sites
- How much there is to seal
- The product specified
- Joint width, depth and condition
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.
Before you send an enquiry
The more we know, the firmer the quote. When you get in touch, include:
- Access details, including height
- Any specification or named product
- Your programme or deadline
- The postcode of the building
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.
Honest limits
Some faults sit outside our scope, and we point that out rather than sealing over them:
- A room that stays damp because ventilation isn’t working
- Failed tanking beneath a wet-room floor or behind tiles
- Swollen or delaminated boards behind panels or vanity tops
If in doubt, ring 01277 525 020 or email drawings and photos and we’ll say what we think before you book.
What we seal
- Urinals and WCs
- Vanity units and basins
- Accessible toilets and changing rooms
- Showers, trays and wet room floors
- IPS panels and cubicles
- Kitchens and tea points
Toilets, showers and kitchens around Kilmun
Kilmun sits close to the coast, within about 1 mile, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Heavy seasonal use is hard on shower and basin sealant, and the quieter months are the natural time to reseal. Kilmun is in the west of Scotland, the wetter side of the country. Where ventilation is poor, damp washrooms here tend to see black mould in the sealant sooner.
For a site such as Cowal Community Hospital, 2.7 miles south of Kilmun, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. At a school such as Dunoon Grammar School, changing rooms and kitchens need cleanable joints as much as the toilets.
Kilmun is about 7 miles north-west of Greenock, in Argyll and Bute. We cover Kilmun, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Kilmun is one of 124 places in Argyll and Bute on our list. There’s a separate page for Glasgow, roughly 28 miles from Kilmun.
Work on washrooms and wet areas is covered throughout PA23, whatever the building. Buildings on Midge Lane, Shore Road and Graham's Point are within our area for washrooms and wet areas. You’ll find Kilmun on or near the A880. If your building is just outside Kilmun, we cover Tom nan Ragh (1 mile west), Sandbank (1 mile south), Strone (2 miles south-east), Hunters Quay (3 miles south-east) and Kirn (3 miles south-east). Further afield, our area takes in Helensburgh (8 miles east), Rothesay (12 miles south), Cardross (11 miles east), Rhu (7 miles east), Garelochhead (7 miles north-east) and Port Bannatyne (11 miles south-west). For island and remote sites, travel and materials need planning ahead.

Commercial clients in Kilmun
We work for building owners and managing agents on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
On site: what to expect
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself typically taking between a morning and a week or so, set by the number of rooms and the phasing you need. Travel to smaller Scottish places like Kilmun is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.
- We survey each room, count the joints and note anything behind them that needs another trade.
- We agree which rooms close and when, so users always have somewhere to go.
- Failed silicone is removed completely and the surfaces cleaned of every trace.
- Joints are cleaned, degreased and dried before sealing.
- New sanitary silicone with anti-mould additives goes in and is tooled neat.
- Rooms reopen after the product’s cure time, and we move to the next.
Before we start on site
- Send asbestos survey details if the building is pre-2000
- Make sure the joints can be reached
- Explain the parking and delivery arrangements

When to bring in a specialist
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
