Washroom sealing for businesses in Ardrishaig

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle washroom sealing in Ardrishaig

Washroom joints need the right sealant, not whatever is to hand. Sanitary silicone contains additives that resist mould, and neutral-cure types are used where acetoxy silicone could attack some metals, stone or mirror backings. In food areas, hygienic or food-safe sealants are used where food contact is possible. The enquiries we see most involve sealant stained black around basins and showers and urinal joints that look unhygienic, across urinals and WCs, accessible toilets and changing rooms and IPS panels and cubicles. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Ardrishaig it comes down to the same thing: the right product in a properly prepared joint.

Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, and resealing washrooms in the quieter months keeps rooms available when they’re needed.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

How the quote is worked out

Each job is priced on its own details. The main factors are:

  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements
  • Access and working height
  • The total length or number of joints

Pricing washrooms and wet areas depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

Sending details for a quote

Good information means a firmer quote. When you get in touch, include:

  • The product your specification calls for
  • Your programme or deadline
  • The postcode of the building
  • A wide shot and a close-up of the area

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Should maintenance staff do it?

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

When it isn’t the sealant

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:

  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Swollen or delaminated boards behind panels or vanity tops
  • Failed tanking beneath a wet-room floor or behind tiles

Not sure which it is? You can phone 01277 525 020 or email the details over and we will tell you honestly before you book.

What we seal

  • IPS panels and cubicles
  • Vanity units and basins
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • Urinals and WCs

Do you need washroom sealing in Ardrishaig?

A lot of failed washroom sealant was laid over an old bead or a dirty surface. New silicone won’t grip the old so it peels away quickly.

It’s worth sending us details if you spot any of the following:

  • Complaints from staff, guests or users about tired washrooms
  • Open joints at the base of cubicle panels
  • Urinal joints that look unhygienic
  • Sealant lifting along a tray edge

For a site such as The Argyll and Bute Hospital, 2.2 miles north-east of Ardrishaig, sanitary joints in clinical areas need sound, cleanable sealant and a careful method.

Before you book anyone

  • Their approach to joint depth and backing
  • Do they follow the manufacturer’s priming guidance?
  • Can the work be phased to keep areas open?
  • What site paperwork they can supply

Toilets, showers and kitchens around Ardrishaig

Ardrishaig lies within about 1 mile of the sea, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Bathrooms turned round daily in the busy months need sound, cleanable joints, which is why off-season resealing makes sense. Ardrishaig is in the west of Scotland, the wetter side of the country. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.

Hotels such as Argyll Arms Hotel (under half a mile east of Ardrishaig) have en suite bathrooms where tired silicone at the bath, tray and basin is replaced room by room. Pupil toilets at schools like Lochgilphead High School take heavy daily use, and the holidays give the window to reseal.

Ardrishaig is about 27 miles west of Greenock, in Argyll and Bute. Businesses, contractors and managing agents in Ardrishaig use us for work on washrooms and wet areas. We work across 124 places in Argyll and Bute, large and small. Glasgow is covered too, around 47 miles from Ardrishaig.

Work on washrooms and wet areas is covered throughout PA30 and PA31, for business premises of every kind. Buildings on East Bank Road, Hillview Terrace and Chalmers Street are within our area. We also cover Ceann Loch Gilb (2 miles north-east), Lochgilphead (2 miles north), Cairnbaan (3 miles north-west), Bridgend (5 miles north) and Kilmichael Glassary (5 miles north). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

Questions about Ardrishaig

Do you take on work at healthcare sites like The Argyll and Bute Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is a smaller place like Ardrishaig outside your area?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

How do we ask for a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

How soon can a washroom be used after resealing?

Each sealant has a cure time before it should get wet. Phasing is planned with the cure time in mind so facilities are never short.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

On site: what to expect

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed before the next one starts. For a building near Ardrishaig, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. We strip out the old bead and clean off the residue left behind.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Preparing the site

  • Move anything stored against the joints
  • Tell staff and tenants when we will be in
  • Agree which areas must stay open

Related advice

Leave it or put it right?

Bleaching black sealant may lighten it for a few days but the growth is inside the bead and returns. Replacement deals with the cause in the joint and cleaners stop fighting a losing battle. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.
