Washroom sealing for commercial buildings in Oban

In a commercial washroom, sealant is normally the first thing to wear out. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning and mould that roots into it can’t be cleaned away. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. If you’re dealing with washrooms that look worn because of the sealant and failed joints along IPS and cubicle panels, we can help, whatever the surface. For commercial sealant work in Oban, you deal with one contact from quote to sign-off, whether it’s one building or several.

Hospitality around smaller Scottish places like Oban tends to be seasonal, and resealing washrooms in the quieter months keeps rooms available when they’re needed.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Oban: questions and answers

Is Oban too small for you to travel to?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Is hospital work, at somewhere like Lorn and Islands Hospital, something you do?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

How do we ask for a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

When can showers be used after new sealant?

That varies with the sealant and the room temperature. You’ll get a reopening time for each area before we leave it.

Which sealant will you use?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

From enquiry to sign-off

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Oban, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We agree which washrooms close and when.
  2. Anything behind the joints that needs another trade is flagged.
  3. Failed sealant and residue are stripped out.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Getting the site ready

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Add sealant joints to planned maintenance checks
  • Photograph and log failed joints across the estate
  • Tell us about infection-control or permit rules before we quote
  • Clean sealant with gentle products and a soft cloth

Ventilation is half the battle. A room that stays damp will grow mould on almost anything so report fans that aren’t working to your building services team.

Mouldy sealant only gets harder to ignore, and complaints follow. Dealing with it while it’s just the sealant keeps it simple.

What we can’t put right

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Condensation from failed extract fans
  • A dripping waste or valve behind a panel
  • Water escaping beneath the floor rather than through a joint

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we will tell you honestly.

What we seal

  • Urinals and WCs
  • Kitchens and tea points
  • Showers, trays and wet room floors
  • Vanity units and basins
  • Accessible toilets and changing rooms
  • IPS panels and cubicles

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Washroom sealing around Oban: how the place shapes the job

The sea is no more than about 1 mile from Oban, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Washrooms used guest after guest wear their sanitary silicone faster, which is why off-season resealing makes sense. A 2-mile radius around Oban takes in plenty of hotels. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. We work a handful of rooms at a time, so the hotel keeps letting the rest.

Healthcare washrooms on sites such as Lorn and Islands Hospital, 0.7 miles to the south of Oban, are resealed area by area, under the site’s own infection-control rules. At a hotel such as The Ranald Hotel, less than half a mile to the north of Oban, the quieter weeks are the time to reseal bathrooms.

What we are called out for in Oban

Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They don’t stand up to constant water, and they stain, crack or wash out.

Site and facilities staff are often the first to spot these:

  • Gaps where vanity tops meet the wall
  • Stained or open joints at kitchen sinks and worktops
  • Shower tray joints that have opened up
  • Mould spotting along silicone joints

For a school such as Oban High School, washroom and kitchen sealant can be renewed around term dates.

Before you book anyone

  • Whether primer will be used where the manufacturer specifies it
  • Will failed sealant be removed rather than covered?
  • Their public liability cover
  • Are they CHAS accredited or on Constructionline?

Our contractor checklist

Different surfaces, different methods

Basins and vanity tops

A failed joint along a vanity unit lets water into the carcass. Resealing early protects the unit.

IPS and cubicle panels

Cubicle and IPS panels move when leaned on or knocked, so the sealant has to take that movement. We check fixings before sealing.
